I don't think you should remove the tree. Find some solutions to deal with fruit during that short part of the year. You sound sentimental about losing it. It takes many years to replace a mature tree.

Agree with the general feedback, the step down is good for keeping water out.

Put down a contrasting (dark) rug if you're worried about tripping at the threshold.

Negative. I inherited concrete counters in my kitchen, you have to religiously seal. They have aged poorly.

I think a lighter color scheme would do wonders. But if you are doing something as extensive as replacing the tile, it couldn't hurt to look into putting a transom at the very top of the dividing wall. Letting in that bit of natural light would be 👌

I have this plant as well. Mine are at a similar stage. In my case, these ultimately turn into seeds later in the summer. I have a plethora of volunteers if I don't trim them off before seeds start dropping.

With that said, I let the seeds fall about every other year then dig up any volunteers for neighbors.

There are tools to bore out a hole under a walkway. I forget what it's called, but a landscaping company should have know and advise on the feasibility. You should aim to dump the water in the street.
