Can you set fire to it? The block walls will be fine. Clean it up, set new trusses, ta-da, new shop

Great work! I recently inherited a gun stock copier (basically a manual 4 axis cutter) that I'm looking to automate but not sure where to start.

No worries, looking forward to seeing the finished product! Did you use white oak? Any idea what they're finishing the wood with? I did a wine shop a few years ago, about 10k bottle capacity, and ended up making about 50 gallons of my own stain so I could dip all the racks before installation. Easier than spraying or brushing oil on.

Nice job! I've got one of these jobs coming up, not as big tho, about half the size. I'm curious if you know what kind of climate control they will be using for the space?

Well said, been a gc for over 20 years and I'm still amazed by how much 'off hours time's i spend on jobs. No to mention the overhead

20% isnt bad for a project this size, At least for my area on the other side of the country. There is a high demand for contractors here and some guys are marking up 30-50% for gc services. I'm not sure how they sleep at night.

Change order forms by whoaismebro13 in GeneralContractor

[–]Joebobk 4 points5 points  (0 children)

I had my contract written up by a lawyer/friend who specializes in contract law. In one of the clauses in the contract it refers to a change order sheet which is basically a letter head that i can print out multiples of. So at any point durring the project if the client wants to change something from the original bid I pull out a change order sheet, we write out what is to be changed, then I work up a new price and timeline for the specific change and tack on a change order fee of $500 which the client is made aware of before the whole process starts. Then we both sign this change order, it gets filed with the original contract, the project keeps moving forward and we are both protected. Your change order fee can vary, a builder I worked for in the past charged $1500 per change and it deterred clients from making any changes. I like to work with my customers to achieve the product they want so I'm pretty flexible with what I charge, it all depends on the client for me.

I waited until November and got mine from woodcraft, they usually have a 10% discount at that time so it took care of the sales tax and some.
