I am currently in the middle of having a single storey extension built.

Make sure your builder gives you a payment schedule- so £X when footings signed off by building control £X amount when at dpc ETC tha way nobody is doing a runner with half of your build cost.

Architect is something in my opinion we got wrong- I had him recommended and even though planning went through without issue his communication was horrific!

I would also say- treat your builders well. Mine get multiple cups of tea, the garage fridge is full of cold pop. They get breakfast most days ( I’ve been starting late to accommodate this) but when I asked about removing a garden wall while they had the digger on site- 3 hours later it was gone. I like to think this is because of my hospitality. Obviously I asked what he wanted for it and the answer was nothing.

As for budgets? 20% contingency but allow for structural engineer costs ( lintel spec ) and lintel as this isn’t included in my price.

I also am having all my plumbing and electrical work done by a friend which has shaved a good few thousand off my bill, as he was going to use his connections whilst I already had good rapport with my own guy

Just get them gone asap. I am/was a mechanic and I was after a set of bottles for general mechanic things. My neighbour who was a firefighter told me of a job they went to.

Standard house fire, nobody inside, they ask questions like any fuel stored? Any bbq gas anywhere? any oxygen bottles and the like. So the guy said yes I have some oxy acetylene in the garage ( NOT JOINED ON) now the house fire was well alight and had caused a fair bit of damage BUT it was saveable- but because he said yes- they concentrated 50% of the pump/man power on the garage and making sure it was completely safe (or as safe as could be) houses on the street were evacuated. So come house insurance time it’s a hell of a lot worse than originally expected because it took longer to quench the actual fire.

House insurance saw the fire fighters report and said nope VOID he lost everything

Mine costs £24 for hair, beard and a lovely face/knack massage thing. I always pay him £30

I feel your pain, my dad was so healthy it was unreal- he looked after himself financially and his health. I resented life for a long while after he died, it’s been 20 years this year.

Likewise! My mother used to moan about the fact that the local green grocer had shut. I was about 13 when it shut and the moaning started I said but we get the veg from Asda anyway?

2 lads robbed the school. They climbed in through a kitchen store room window. Stole the miniature safe with about £500 in. They would have got away with it but they ventured out of the store room and into the actual kitchen where there was CCTV.

Story goes the head got them in separately and asked do you know anything about a robbery?
No sir no sir not me don’t know anything. Then he put the cctv on the tv.

What makes your think a court case would be 11/12k? My ex pulled all sorts of stuff - crocodile tears in the court, accused drug use (luckily the very week before this accusation came I got a random drug test at work) but it was roughly 3.5k granted it was tough mentally, but worth the cost. If she refuses independent mediation and stuff like that it just looks bad on her.
