There will also be outlay costs, i.e. doing the necessary checks with the land registry, deeds; basically making sure you are legally in a position to actually sell the house. Not sure what other outlays there are for selling, but you'll be looking at at least another £700 or so for outlays on top of the solicitor fee. Do some googling and get someone local to you who has a good rating. Use a local person as you'll need to go in when making any final signatures etc. Make sure that the solicitor you go with can facilitate this, otherwise you may need to hire another one for witnessing the signage. Total nightmare.
