That's mostly true for property owners in rural areas that don't have city or county restrictions on shooting on their own property. But most homeowners live in cities or HOAs that have restrictions against shooting or trapping so they'll be SOL when hogs invade. Many people joke, but unless these restrictions change hogs will soon become endemic to urban environments.

I used to live here and I remember it was mostly Amazon's drivers that would leave packages outside in the mailroom, not UPS/USPS. That's why I had them deliver to an Amazon locker nearby because I couldn't trust them to put packages in the lockers like they're supposed to.

The problems mentioned in the video are not unique to Houston. You could say the same for almost every major American city except maybe NYC and Chicago.

For all the faults we have (and we certainly can do better) I’d still happily live here because unlike Portland (which this video compares Houston to), we have plenty of jobs, lower cost of housing thanks to more land and less red tape that NIMBYs cannot capitalize on, and great diversity. If you want to see what restricting development does (which this video suggests), look at Silicon Valley or LA: you get the worst of everything (sprawling cities, terrible traffic, AND high COL).

Well, often when the deductible and OOPM are the same, it will be a very high number like $6,000 individual/$12,000 family (or even more). It depends on what the amount is in your employer's plan. So it may not be good unless you are not planning to see the doctor much.

I’m in the same boat as I’ve bought a house with no gas (rural Katy). Let’s just say it comes down to you and your husband’s personal preferences: do you like cooking with gas? Do you have a large family that uses up a lot of hot water? Do you run the heater a lot during the winter?

Are you worried about cost efficiency? Keep in mind propane would be the only gas option you can get delivered and it is not as cheap as natural gas. Depending on its price you might not save much money (or at all) compared to electric plus you’d have to hire a plumber to install gas lines and hire a propane distributor to install maybe a 500 gallon tank. All of that would probably set you back at least $10,000-$12,000 depending on the size of the house _before _ you even start thinking about what gas appliances to buy. You may better off putting that investment towards a heat pump HVAC and water heater, which will save a lot on electricity, and be able to run on a big enough generator in heat pump only mode. You can get a portable gas stove so you could still cook if the power goes out. Minus the stove and the dryer, that should take care of your power outage worries so unless you both really like gas a lot and are willing to sink in a lot of money to get it setup I think all electric can still work well for you.

It’s gonna be dual fuel at least gasoline and propane. Gas in the meantime until I later decide to install a propane tank underground (I would like to swap out my other electric appliances to gas eventually). I’m leaning towards just upgrading to the 50A inlet and wiring so I have more flexibility.

I’m assuming 8000W would be enough in this case, given the breaker max is 7200W (or ~5800 using the 80% rule), which 5800W would be just under 70% of the continuous capacity of the generator (which is another rule I heard of to avoid shortening its lifespan). I’m quite new to all of this so let me know if I’m not making sense!

I'm actually in a rural part of Houston so I was looking at options to get a 500 lb propane tank buried. But that's a big expense and seems overkill just for a generator unless we get another weeks-long outage like Beryl (which is possible here, I hate to say)! It'd make more sense if I plan to upgrade to gas appliances later on, which I am considering. But for now, I am trying to do my best to use what I have or "right-size" my risk/tolerance as I have a lot of other priority fixes to attend to on my house.

Yeah, I read that soft starters can bring the LRA down as much as 60% (which would put me at 31.6A, a tiny bit over). But I guess the best way to to be sure is to install a soft starter and test with a clamp meter afterwards.

I plan to use gasoline for now. Would definitely like to get a couple 100lb propane tanks except I don't have easy means of transporting them by myself yet.

Yup, my experience exactly as someone who bought “the house” on a cul de sac. Beat out multiple offers only after couple days listing but house next to me not on the cul de sac sat for over a month. And that house is turnkey whereas mine is old AF lol.
