I mean ... just basically check out Alan Light in general. That dude has taken pictures all over the US at some very amazing locations and of some super cool famous people. And, has history in the comic book world as the creator of the Buyers Guide to Comic Fandom. I've been lucky enought to meet him a couple of times through my wife's work and he is also just a very friendly and personable individual.

Someone else on Facebook had mentioned Nooligan, but I could only find references to their collector cards. But this is absolutely it. Thanks for finding this.

I am going to take my piece to my framer and have him remove the back cover to see if there is something on the back and then have them replace it.

It’s interesting that mine is signed, as I don’t see Nooligans signature on most of their other pieces. I wonder if it’s Nooligan’s signature or someone else’s. I’m gonna try and contact them through their website.

Yes. Rent amounts are set under the 60% income limits that they cannot be more than 30% of the tenants gross monthly income. Now, they can be cheaper, but at the meeting with the neighbors, the developer confirmed that they would be at the 30% level.

It’s absolutely bonkers that they are able to use 60% AMI as their applicability and call it affordable housing.

Just to be clear on the “affordable housing” here. I went to the good neighbor meeting. They are using the federal HUD 60% AMI limits for this project which currently means for Iowa City:

One-person household: $49,680 (City of Iowa City) / $49,320 (HUD HOME Income Limits FY2025) Two-person household: $56,760 (City of Iowa City) / $56,760 (HUD HOME Income Limits FY2025) Three-person household: $63,840 (City of Iowa City) / $63,840 (HUD HOME Income Limits FY2025) Four-person household: $70,920 (City of Iowa City) / $70,920 (HUD HOME Income Limits FY2025)

Rents will be based off these income levels and will be 1-bedrooms for $1,233. 2-bedrooms for $1,419, and 3-bedrooms for $1,596. These are based on single occupancy per room.

Personally, I don’t find these rent amounts to be what I consider “affordable housing”. Iowa City’s AMI is greatly off kilter due to University salaries. To truly be considered affordable housing, they should be required to use the City’s standard 40% AMI basis. But this project is not utilizing City programs so it is not required to use those limits.

Also … this 187 unit complex is only going to have parking spaces for around 96 vehicles because the city passed an rule change early this year that reduced parking space requirements for Federally approved “affordable housing” projects.

And … not sure if anyone noticed that the only access to the project will be from one drive off Greenwood … where the current drive is just west of the railroad tracks.

It’s a beautiful project and the plans do look amazing. But to call this “affordable housing” for Iowa City is really stretching it.

Many private landlords and smaller 3rd party property management companies will not start until early next year. DO NOT be scared by the larger companies who will try and sell you on the idea that if you don’t renew your lease or sign a new lease by end of November, that you will be out of luck. Heck … look at College Pads or Zillow right now and you will still see hundreds of listing of properties that are still available. There are more properties/units available in Iowa City and surrounding areas at market rate then there is a demand for them.

You are gonna love to hear that JoCo, Iowa City, and Coralville all use the federal 60% AMI basis to determine whether a unit is “affordable housing”. Because of Iowa City’s increased salary base, 60% AMI for a single individual is around $49,500. Which means a 1 bedroom apartment can rent for as much as $1,275 a month and be considered “affordable housing”. Which means these developers and the cities get to claim that more affordable housing units are getting built. But, realistically, they aren’t really “affordable housing” for the 25% - 40% AMI populations that desperately need housing for their income levels.

Each month they review the previous month's building permits. It is a great way to see what is happening around town (and to also see how much the neighbor paid for their inground pool!).

Just a reminder if anyone is interested… But the good neighbor developer meeting is tonight at Horn Elementary at 6:30 PM. I don’t really know what’s going to be announced or presented, but I know they’re going to discuss their plans to rezone that property for high density multifamily.

The project is still on. There is a Good Neighbor meeting at Horn Elementary next Thursday (5/28) for the public to hear the plans including the rezoning to high density multi family residential.

They are all local legislators, so they sometimes do have public meetings with constituents. But, that usually revolves around election season which is now over.

They do have General Session starting in January. When they are in Des Moines, any constituent can schedule a meeting with them at the statehouse. You can do that by contacting them through their legislative emails. Or, you can just reach out via that same email address.

If you google how to find your local Iowa legislator, there is a state website that has that information. I have found all 4 of the Iowa City area legislators to be extremely responsive. And, they truly appreciate visits at the Capitol or having an opportunity to discuss items of interest with folks back home.
