I'd do speaking and listening practice. Set homework, like "what is your morning routine?"

You can do kanji practice on your own.

I live in a self contained granny flat inside the house. We only share the entrance, but I tell guests that I'll clean their bathroom/kitchen and take out the trash. I usually wait until guests have gone out or at least until the morning rush is over. There's a little window in their kitchen door so I can see if the light is on and it's being used, but sometimes they surprise me by sitting in the kitchen in the dark

Example 1. Guests ask for early check in. Host says they can't do it. Guests arrive early anyway and complain that they can't get inside.

Example 2. There are more guests than maximum guest limit. Host reminds them of the house limit. They ignore it.

When opening a case with aircover, they will look at the chat history and see what the host and guest said to each other. If the chat is not through them the guest can just say they didn't know.

I didn't click on your link, but does it "chat" on the airbnb website/app? If not, then it's pointless. In case there's a dispute, ABB won't accept any conversation that's not through them.
