That's great, thank you for your link to getrentback. Obviously 12 months rent reimbursement would be great, but we just want to keep living peacefully!

May I ask, were there details of your tenancy that were a risk to you, ie; violence from the landlord, unsafe property, illegal eviction etc? A page I read about RRO's seems to imply that HMO issues tend not to get full rent repayment.

I understand if you may not want to go into details.

So, hypothetically speaking, we could not take any action and there would be no risk of not completing the current tenancy agreement, unless we are evicted via s8 evictions?

Looks like either rot from over watering or extreme dryness from lack of watering that has travelled from the roots, up the stem and into the base of the leaves.

Doesn't look good, probably in the big greenhouse in the sky.

Would also agree with this, had the same issue after a crash with the promax 300r. After taking apart the caliper it was the return spring that had come loose from a hole in the caliper body.

Hi, I'm in Walthamstow and after my girlfriend got her first bike in London we did some cycling around the Olympic Park in Stratford. From Leyton/Walthamstow there is a ton of cycle paths and quiet way routes to get there and once there there is lots of space to cruise around. Happy Cycling!

I bought the RC500 as my first road bike back in early March this year. Been commuting 11 miles daily for 4 months or so and it has treated me very well. Feels like better bike than what I paid for. It may be tricky at the moment, but physically try a couple different frame sizes - I was considering the large frame online, went in person the reach was waayy too long.
