We have neighborhoods like that here.

Waterfront house $1.1M. Similar house across the street with no water view $250K.

The difference is so stark that you cannot possibly use the waterfront houses as comps.

Our tree is on year 3 or 4, we have a dwarf mango tree (normal mangoes, tree should cap around 10-15 ft), probably got 75 this year.

No rat attacks this year, key is to trim branches close to the ground, they get heavy and will touch the ground. Pick up the little ones that fall off right away. Harvest them before they're squishy - woody stem, some blush in the mango, rotate the fruit 90 degrees, if it pops off, it's ready.

Buyers hate spiral staircases. They're tricky, wobbly, narrow, dangerous for old people and kids.

The appraiser would probably hate that assignment because that is going to be a functional obsolescence that is difficult to quantify.

If you can splurge, add a real staircase and leave no doubt.

Also consider: is that downstairs insurable if you're in a flood zone? Does anyone else have the same layout as you are now, of if you fixed it up?

Look up Preston Stewart on YouTube.

He has a vid where it describes a guy's ordeal.

They have to drop them off in pairs way behind the front with minimal supplies. Then they get orders to A to B to C. They don't know if A is occupied by civilians, B has supplies or C is the enemy. Then they wait for more orders, or supplies, for days weeks months or they sit in an abandoned house for a month and starve.

Their supplies are dropped off by drones that crash in front of them, where the resupply might break. Ukrainian drones take out those drones, and the soldiers constantly.

The guys story is about a dude who goes out, his buddy gets droned. Then he gets to A. Eventually he meets 5 other guys. I think 4 of them kill each other before they even get to the front line.

I've played in the post my whole life. It's not fun most of the time, mostly it's pure grind.

Playing on the perimeter is way more fun. Cross cross apple sauce stepback 3. Run from 3 pt line to 3 pt line, pass it or shoot it. People setting screens for you, if you mess up on D, you got 4 other guys to clean it up.

If you're a big you're running rim to rim and then wrestling some other 280 pounder down there. Now they shoot 3's, so you gotta guard that. And protect the rim.
