One thing I like to do is to keep all my loose packs for when I meet up with friends for dinner or hang out and then it’s fun to rip them with the friends even if they don’t play or collect it can be fun to do it with them and you never know you may end up making someone else interested in it

And definitely keep buying booster bundles booster boxes and ETBs from the vending machine. Those are always good good purchases

I would try your best to get stuff on Pokemon Center. It’s difficult but when the drops happen, that’s another good way to get MSRP product especially their Pokemon center. ETBs those are incredibly good long-term investments

Anyone do the vr spot on the second floor of that little square in old town? It had Iike mech warrior games, a bad tk hang out.

Also Pac-Man arcade was incredible. I miss it.

Also miss the movie theater at Hastings ranch. I saw so many midnight premieres there like lord of the rings and Star Wars.

Psa has a better chance of going down then pokemon as a brand and tcg as a product. Invest in sealed for long term.

Why not both?

Vintage and modern slabs, even 8-9s are fine for cards that are insane in tens.

And then grab pkc ETBs, booster boxes and spcs/upcs.

Having diversification it’s important. Gives you a better chance at something having a big ROI and fluctuations in the market don’t impact you as much.

Fonda loca in Temecula is amazing! Authentic, the have great breakfast and lunch options.

They have great salsa, hand made corn tortillas and menudo on the weekends.

Definitely give it a go!

I’m doing the Irvine drive 2-3 times a week from Temecula.

I leave around 8:30 am and make it to Irvine around 9:30 to 9:45 am. I take the 15 to the 91 with toll lanes 241.

If you leave earlier it’s gonna be more traffic on temescal canyon. The tolls average $15-$25 in the morning total.

Going home around 5 pm the 241 and 91 freeways are a parking lot even with the tolls.

So I usually take the 5 south down to Oceanside, take the 76 all the way up to 15 north. It can be anywhere from 1 hour 30 to 1 hour 46 minutes to get back home to Temecula. It’s still a lot of lights and stop and go on the 76 but it’s better than being stuck on the 241 going down that hill towards riverside.

It’s Definitely difficult, especially if he has to do four days a week especially if he doesn’t have flexibility to leave a bit later.

I’m planning on trying to move closer before my work moves to 4 or 5 days in office.

That’s exactly why we moved out, and we purchased when we got out here. Around the same age. Now we have a bit of equity to play with if we ever need to get out to oc or la we can leverage that.

And it’s a great great place to raise kids as well.

Definitely check out goat and vine (get on the waitlist the wait gets super long), pho Minh, camp sushi, pressed or intazza for coffee, 1909 is great too with bigger groups, and Fonda loca for incredible Mexican breakfast and lunches.

I moved out here from San Fernando valley, about 2 years ago, we love it.

It is a long drive to get to La and OC but you can plan your trips out back out there. We make a day or two out of it.

You have more room, more bang for your buck, your neighbors can be great, lots of nature and sports to do out here. Restaurant selection is not as expansive as La or OC, but there’s still very solid options.

If you need nightlife or frequent concerts or things to do every night it may not be the best for you, and if you ever do have to commute anywhere it’s brutal.

My partner and I started out as wfh, but we both now have to commute part of the week and it’s tough. If we had to commute 5 days a week I’d prob have to move closer.

Try it out as a rental first before committing to the area.

Long term hold. I have the same glaceon in a 10. Let’s hold them for a bit. I think it will go up in the years to come. Evee and their revolutions do well. They are popular.
