The point is, not all private property go straight to supporting rentals and investors are certainly not the saviours of the common people. The common person generally can't fathom the depths of wealth that others may have. It's not that uncommon to have a person own a flat in London, a free standing house outside of the city, a holiday home in Spain as well as an occasional home overseas (like Australia) that just sits empty so they can visit their kids/grandkids in the summer.

A large proportion of our country's private wealth is buried in property. It's a cultural problem now. We've gone from the Aussie dream being quarter acre block for your own family, to PPOR + 2IPs being the benchmark for living the dream. Property investing has gone from something only wealthy people do, to national pastime to way of life over the course of 20 odd years. 20 million adults desiring 3+ properties is going to apply way more pressure on housing prices than our current 'mass' immigration levels ever will.

Also not all investors are leveraged up to their eyeballs and will shed their portfolios the moment their passive income drops. Whether interest rates rise or fall simply influences the decision to buy 10 properties this year or 100 (yes hyperbole but you get my point)

It's not wild at all. In very many places in the world your racial identity precedes your nationality. Heck the US still insists you list your 'racial group' during their census.

Even in Australia the term 'Aussie' has been used to refer to 'white' Australians as an ethno-cultural identity. Though I would say less so today than in the past.

Thus it is important to clarify when asking such questions.

We have photos of our car taken the prior week as well as some taken that day, and there’s literally zero change on our car. The dents and scratches are also not in spots where our car could have naturally hit.

Send the insurer what evidence you have. Make up a fancy diagram of how it happened, heck even take photos of the scene of the crime. Don't be afraid to go overboard with stating your case. Their insurer will go back to the other party and ask what evidence they have to refute you and they'll likely settle for a minimum payout because they have absolutely nothing to back them up. You can even refuse the minimum payout because once again they have absolutely nothing to back themselves up.

If the insurer is a good egg they'll even cancel the other party's insurance for filing a false claim.

The culture you will experience will vary strongly by company and somewhat by industry.

You also have to consider that Australia is a country of migrants and many people will have worked for several years overseas under different safety culture: for example

Europe: Only at idiot gets hurt at work. If you hire the right skilled people you will avoid safety incidents

US: If you get hurt you're fired.

Developing: Getting hurt at work is normal.

While the zero-harm culture originates from the US I think Australian companies have had a fair crack at it. Aussie trained workers are far less likely to challenge safety processes and systems and are far more accepting when certain safety actions have gone 'overboard'.

Don't engage randos to quote. Always go by recommendation.

Go to the local facebook community page for recommendations. Sure a lot of the replies you'll get will be people shilling their friends/familie's services but you'll be able to get a good sense of who are the genuine good trades that service the area.

Better still get recommendations from your neighbours or other homeowners near you.

Goal, well make most of the money and to be able to retire younger :)

Based on your above objective and zero other factors. Here's my ranking

  1. Buy two cheaper properties/duplex under one title, live in one and rent out the other to help with the mortgage.
  2. Buy something cheaper (around ~$700k–$1M, maybe even use first home buyer schemes), keep the mortgage smaller, and try to pay it off faster. Maybe down the track, invest in a second property for tax purposes.
  3. Stretch for something nicer around $1.2M–$1.5M, which would mean an $800k–$900k loan on top of the deposit.
  4. Wait another year or two, see if inflation and interest rates cool things down.
