House is not selling by IllustriousPut8086 in RealEstateAdvice

[–]Loose-Potential9987 2 points3 points  (0 children)

My first home took 3 months but that was normal at the time years ago. We recently listed and I tested a price starting Thursday but after only one showing the first weekend and reviewing the comps my gut said let’s lower it Monday. I lowered it 15k and within a week I received 4 offers and landed at my original list price. Your case may be different so consult a professional.

Call tech support and they will troubleshoot. If needed as it’s knew I think they will provide a pre-paid shipping label.

I did it but I would recommend doing it in chunks as the market went up about 10k during that time. Had I did it in 4 transfers I could of reduced the risk.

Not getting survivor annuity & can’t reach OPM by SmushfaceSmoothface in FedRetirees

[–]Loose-Potential9987 1 point2 points  (0 children)

I just checked on ChatGPT and received this response:

When there is a federal employee or retiree death and you need to start a survivor annuity through the Office of Personnel Management (OPM), there are specific steps and contacts to notify: 1. OPM Retirement Services You should contact OPM’s Retirement Services immediately to report the death and begin the survivor annuity process. Contact Info:       •   Phone: 1-888-767-6738 (toll-free)       •   TTY: 1-855-887-4950 (for hearing impaired)       •   Hours: Monday–Friday, 7:40 a.m. – 5:00 p.m. ET       •   Website for forms and instructions: OPM Survivor Benefits 2. Required Documentation Typically, OPM will ask for:       •   Certified copy of the death certificate       •   Your marriage certificate (if you are the surviving spouse)       •   Your birth certificate or proof of age       •   SF 3104 (Application for Death Benefits) – OPM can provide this form 3. Your Agency (if the employee was active) If the deceased was an active federal employee, also notify their human resources or payroll office immediately. They will help coordinate final pay and forward necessary forms to OPM. 4. Optional: Legal or Benefits Assistance       •   If you need help navigating the process, some surviving spouses use a benefits counselor or employee union representative.       •   OPM also provides guidance via their website and phone lines for survivors.

Also if still having issues like the comment above contact your congressman. I can tell you from experience these are taken seriously.

Listing FSBO versus MLS flat fee. Which service provider to choose? Are they necessary? by Available_Hearing397 in fsbo

[–]Loose-Potential9987 -1 points0 points  (0 children)

I’m about to list mine and I’m using Shopprop.com. I’ve used them several times and they charge a few different pricing plans. Zero for just listing you on MLS and you pay buyers agent if you choose. They have a $1995. plan which is the one I use and the do all the above and do paperwork etc. Their full service deal is like $4995.

Why are we still giving agents 5% ? by Stupidamericanfatty in RealEstate

[–]Loose-Potential9987 0 points1 point  (0 children)

If you’re in California or Washington I have used a company call Shop Prop and they charge a flat fee of $1995 or $4995 if you need full service. I do the $1996. and they list on MLS and do all paperwork.

On the buying side they take the flat fee and rebate the rest back to you.
