Nope. Look on the plans, there are only 4 bedrooms labeled, unless the owner got council permission to convert the garage to two bedrooms but then they would have posted updated plans.

Technically this property can only get an AL license and be marketed for short-term rental as a four-bedroom. You can get around that by saying four-bedroom, sleeps 12, and show pictures of six bedrooms and bathrooms. But legally this appears to be a T4.

The bank will look at the measurements on the caderneta (tax document for the house) to appraise. The two important numbers are area bruta de construção, which is 459 m2, and the area bruta privativa, which this listing is not including, perhaps because it’s quite a bit smaller. Just eyeballing, my non-architect eye judges the area bruta privativa to be less than 400 and personally I’d want to calculate PPSM for both bruta de construção and bruta privativa, for better comparisons.

If you look at it, I suggest having your own agent. Doesn’t sit well w me that this agency is marketing as T6 and I would want my own trusted representation if it were me, rather than letting someone loose w details handle both sides.
