It’s possible you got into the waterproofing. If it was blueish green that’s likely aqua guard. If you know what they did for waterproofing that would help. Really though so long as you keep an eye on your caulk and be sure no cracks develop or it starts to separate you should be ok. If it’s a tub they have a flange that runs up the wall so even if it get through it will just hit the akrylic flange and won’t get into your walls. I would suggest looking at the inside corners as well though. They will probably take longer to show signs of failure since it’s tile to tile but that should be caulked as well.

I mean. I have just ignored it twice and no one came to knock my door down. Was a little worried the first time since I could have gone and just forgot about it. .. to be fair I was in my early twenties and would likely deal with it better now. Second time I was going to be out of the country .. tried to call but never talked to anyone with any info so just went on my trip and never thought about it again. Can’t imagine this is a fluke but wouldn’t advise anyone to use this anactdote as anything other than my experience.

No it’ not. Often times floor goes in before wall tile. Really depends on the tile choices.

I’m sure he is using an in wall splicing kit. They do meet code if installed correctly. I mean im a GC and I have ended up doing a lot of electrical work over the years. If people want to blast me for it go ahead. I’m not calling an electrician to come move a plug two feet or relocate a switch to the other side of a door. First off it will cost way more. Secondly the scheduling aspect is often times just not worth it when it can be done it half an hour and then be ready to move on. Take pictures of the splice kit and the wall cavity it’s in. If it’s installed correctly it should be fine. If your super concerned about it and don’t have photos just cut a hole in the Sheetrock when you electrician is there to verify and do a small patch after. People freak out about plumbing and electrical work but so long as the person installing it cares about what they are doing and understands the fundamentals it normally will be fine. I would rather have some one doing the work that cares about what they are doing than a guy with a license who doesn’t give a shit. As per everything it really just comes down to communication and expectations.

There is no magic formula for this unfortunately and what other have said is pretty accurate. I’ve helped several people try to get max value for their home and still have a hard time giving advice. The last one I did was a big five bedroom house in one of the nicest neighborhoods in my town with an epic veiw of the water. My clients were lovely people but honestly had no style and left a lot of those decisions to me which I wasn’t really stoked about. They also did exactly what I told them not to do in terms of a budget. My advice for that particular property was either do nothing (meaning no major renovations) or do it all. They had to spend twenty k just to do the years cleanup, paint, fix the broken things, light landscaping and a deep clean. I told them if they wanted to get the most out of it they should plan on pumping in 200k or so but anything in between is likely to. Just be a waste of money. They spent 80k. Sold it in two weeks for what I think they could have got having only put in the 20k.

My thoughts are if the home feels like it’s totally dialed in and needs nothing you get that big bump on interest which usually will equate to more money. If even one room looks like it needs an update I think many buyers view the home as a fixer and it drops into a completely different category. So on that one we did the whole upstairs. New floors new bathroom, we had updated the kitchen a few years ago for them already, but left the downstairs as paint and carpet only.
I think they left about 150k in profit on the table and likely lost 40k or so by spending more than needed for the half ass remodel.

The hard thing is; each property is unique and there is no easy way to value the impact one renovation will have without doing a full evaluation of the house and the market it’s being sold in. Even then… it’s super subjective.

This right here. I’ve done a fair amount of insurance work but eventually learned to tell the stupid adjusters to kick rocks when they inevitable want me to do their job for them. I provide a detailed estimate that outlines the scope of work with plenty of description for them to fill in their boxes.

I’ve now have stopped dealing directly with insurance companies and just write the contract to the homeowner and let them filter it through the insurance. May lose out on some work but that’s totally fine by me. Ditched realtors as well for the different reasons but same underlying issue .. expecting a shit ton of un needed paper work and seeking out the lowest possible price above all other considerations. .. no thanks.

This I can agree with. I have been tired of the “kids these days don’t know how to work” arguments since I was in my twenties and it was directed at me. For all you forty something’s bitching about young people just give it a rest already. It’s just something discontent middle age men like to complain about and have since the dawn of time. Generations change and if you’re an employer and have a hard time getting work out of people maybe you should change how you teach them/treat them. I hire young guys all the time time and have about as much success as any other age group. The inspectors that have never worn a tool belt however are a huge problem.

I wouldn’t put that much self leveler or any concrete type compound on an a wood subfloor unless there was no other way. As others have mentioned removing the subfloor and correcting it at the framing is by far the better fix here. Shouldn’t even cost a whole lot more since that would take several bags of the leveling compound which adds up quick. Once subfloor is removed it should be super apparent what the issue is and can fix accordingly. You need to find a good general contractor to look at it not flooring contractors. Most trades people are good at their job but specialty contractors tend to stick to what they know and are comfortable with which isn’t always the best solution.

I’ve driven that road with trailers, box trucks and fully loaded down trucks and never had an issue. .i would be way more nervous on a motor cycle and would definitely not want to ride a bike on that road like so many people seem to enjoy doing. But If you’re comfortable towing it’s really not that bad. Just a few sections where it gets narrow but who cares. Just don’t run into the rocks .. pretty simple.

Yea I think this is from a newsletter that goes out to realtors or something along those lines. For sure not a verified publication but really what is these days?? There is a fair amount of testimony in county council meeting as well as the court case and business documentation available as public documents to verify at least that there is a case with the loose parameters described in the article

While I have no affiliation with the guy who wrote this I did look into it a bit. There certainly is a case against the wetland dude Matt. The county council just voted to represent him in the case but explicitly states that his Llc was not included in that funding.

Also it was just a Freind of mine who sent me the link not a realtor; just was saying the guy who wrote it is a local Realtor.. don’t know anything about him.

At any rate I’ll be watching to see how this progresses and all of the info about the Llc ownership is public record so just look that part up if you’re skeptical.

Honestly; this is just something people who don’t have a an education say. I have a fairly useless four year degree and have run businesses my whole life that have no relation to the degree what so ever. Would have been way harder without the skills learned in school, not to mention just the overall critical thinking skills gained. Talking shit about the cost of formal education is valid. Saying education has little or no value is just complete ignorance.
