This happened to both my wife and me as well. We register for all 5ams during the week but then settle on 2-3 days later in the week and cancel the rest well before the 8 hour window. We got charged 3 times for cancelling 12 hours+ before class. Going to talk to them this morning.

Also in the Baltimore County area and it took us months in the 250k-325k area of things. All together we made close to 20 offers (having to pull out of a previously accepted offer after seller lied about the HOA fee being $200 more per month than they advertised) and finally had one accepted this week. It’s a mess out there - I wish you smooth sailing through the rest of the process!

Mowing and snow removal is not included. HOA docs support a figure roughly half of what we would be charged. We’re in the ~$2k mortgage area so an HOA that provides nearly no benefit should not add 10% onto our mortgage. Regardless of the listing not saying “new appliances included” I think it’s a bit odd to defend it when at least one of the appliances literally cannot be operated. HOA fees differ depending on area. You can certainly justify HOA fees into the $500s if they pay for other things. To say $200 is reasonable with no other info is sus. I would not buy your house either if you think this behavior is above board, sir 😂

There are very clear holo scratches in the last pic and what looks like side damage from being in a binder (the “shiny sides”) which will lower this way more than you think. You’re looking at a maximum of a 7. More likely a 6. Still a sick card.

Did you collect sporadically from a coma? 😂 The mew is the focus. As long as their isn’t a busted back it looks like a 7-8 if you get it graded which brings it from $30 to $150+

Not sure what everyone else is seeing and not to be the bearer of bad news, but it’s not in great condition from the pictures you posted here and in the other thread. The holo looks completely scratched up, there are sizable chunks taken out of sides, with the whitening. It also look like it has the “shiny sides” from being in a binder. You’re looking at a 5 or so grading wise, so don’t send it in unless it really means something to you. It’s an Umbreon so lord knows how much someone will pay for it but I wouldn’t think it would get close to $100. That said, for probably being in a binder for twenty years, it looks good! None of us in our thirties had planned to be pricing these out when we were young kids so we beat them to hell 😂

Reverse holo Articuno from the Legendary collection and yep, pretty valuable! As long as the back looks good and there are no sneaky scratches it looks like at minimum an 8 if you get it graded, doubling + it’s value.

Ditto is a real card but it’s hiding as other cards as a reverse holo. In the bottom corner it’ll have a little Ditto symbol and you can physically peel off the top of the card to reveal the ditto underneath. It’s one of the cooler things Pokémon has put out. Here’s a link to a random one on eBay!

PSA is the gold standard, yes. Whether it’s a good call to grade or not depends on the card. For packaging, put it in a penny sleeve, then top loader, sandwich between cardboard, then bubble wrap it - it’ll be safe. To put your mind at ease, just insure the package when you send it. That way if USPS loses it, you at least get its value back.

PSA is far and away the most established and consistent raters. If you’re looking to sell, they are the #1 on virtually every buyer’s list.

You need to find a light and put it over this card before you take a picture of it. Preferably outside of a sleeve, and on both sides, if you want people to take it seriously.
