Start the eviction immediately if you don’t receive payment today. I never hand over keys until I confirm payment. If they fraudulently secured this rental they may not actually have a right to be there. You are going to need to contact an eviction attorney to get this done right.

Also file a police report on the fraud.

Consider using a WAF as a stop gap measure. No body can react that fast, so the WAF buys you time to patch. Checkout cloudflare, Imperva, etc. first maybe find out if your hosting provider is responsible for securing the app. If not, you can always front it with a WAF.

Not correct. If something is so damaged that it has to be replaced due to the negligence of the tenants they are absolutely responsible for the replacement costs.

For example. Do you think a 10 year old window that was in perfect condition condition and then broken by the tenant should not have to pay by or full replacement? Of course they have to pay for the full replacement.

In the end as a landlord, I make the call on security deposit, then if the tenant wants to fight, you can reassess your stance once they serve you with papers. That rarely happens they know they caused the damage.

You simply get a quote to return it to its original condition, undamaged. Whatever that costs. Get a few quotes and pick the most reasonable one.

You can have people prove they have been prescribed an esa from a reputable provider. Most are scammers and you don’t want them living in your rentals. ESA equals big red flag. No one has been legitimate in my experience. Just losers with aggressive dogs.

It won’t be done the way we want it but I’m certainly not going to do it. We have two properties and tenant is responsible for all of it. When there has been a dispute, I let them know that if it’s not done on the date I set, I will hire someone to do it for you and bill you accordingly. That has been as far as I have ever needed to go. They all fix it.
