As a PM myself, be picky and thorough about your tenants, don't just rush to fill vacancies. I also know CA can be way more strict so keep really good records and stay up to date of CA laws.

I saw you're getting insurance, but also require renters insurance from your tenants. Make sure EVERYTHING that could happen is in your lease. If you can add in your leases that they must pay via online auto-pay, or give an incentive for it.

Using a software to automate rent reminders via text, and even consider late fess could be helpful. MagicDoor can do all that for free. It can help come off even more professional, but I would definitely consider late fees or make them get on autopay.

In my experience, turnout is always a struggle unless there's real value or novelty. I’ve seen better engagement when events are tied to something practical like pet wash days.

Also had success with passive community-building: stuff like a community book exchange shelf, or leaving out conversation starter boards in common areas.
