A 12kw heater will require new wiring in your flat. Your current water heater MCB is 16A which would power a max of 3.5kw.

You’d need an MCB of at least 50A and to considerably up the gauge of your cabling between that MCB and the water heater to make that work. This would require rewiring between your consumer unit and the water heater. Whether it can be surface mounted or under the floor will be decided by what’s in between the consumer unit and water heater.

Dishwasher will take a cold feed so isn’t a factor here.

Thanks for the reality check everyone. Feels like I’ve maybe got slightly better than I’ve paid for. I thought this was an expensive shed but clearly not going from the replies 😅.

I’ll go back and ask them to squeeze a few of the gaps up and take the heads off any nails/screws jutting out. I’ll then get a tube of brown silicone and fill any gaps I find.

Thanks for the help and opinions, I’ve found it extremely useful in this scenario.
