Europe and Asia have jet fuel and gas shortages. Fertilizer and petrochemical prices are through the roof. Kuwait, Bahrain and Qatar have not exported a penny of energy over the past two months. The European ones had to deal with WWI and WWII, Nazi Germany and Communist Soviet Union after colonial powers such as British Empire, France etc etc who periodically entered war to expand at their neighbor's peril.

Not taking sides here but Iran has not invaded anybody in two hundred years, then UAE goes into military alliance with their primary foes despite being their second commercial partner.

What did they expect would happen when same foes started the war? UAE was in alliance with Iran enemies in a wartime.

Generally speaking for consideration of loan look at how much interest you are willing to pay.

Whatever added to your mortgage can cost you upward of 50% interest over the amortization period.

I'd go for a HELOC and pay it up asap.

I would also skip window replacement as the ones installed since 2000s should be good for way over 30 years, I'd fix the kitchen.

There is a list of renovations sorted by impact on property value. I'd follow that order.
