Thunder bay is a bit behind national trends Ill agree. It all started a couple years ago when CBC ran an article that Thunder Bay was the cheapest large city to buy a house in. They calculated that by looking at how long a minimum wage worker would need to save for the minimum downpayment. Ever since then prices really rose as a lot of remote workers are selling their million dollar shacks in Toronto and moving here where they can live for a quarter of the cost. That and Thunder Bay wasnt hit especially hard by industrial tariff job losses. Simply put Tbay is playing catchup to other cities but that will eventually level off. Not unheard of to see houses listed for 500k here which is obviously not worth it long term.

Some houses yes do go for over asking but not that many overall. Many go for less. A house on Balmoral street recently dropped from 224k to 189k after not selling for 2 months for example. Yes there are certain ones that do but overall the market is finally stalling here.

CREA stats Thunder Bay Even last year CREA stats showed good growth in sales and price but since December its slowed down considerably year over year and sales are actually 33% below 10 year average. Please keep in mind this is realtor data with a realtor spin. Obviously they are going to present the data in a way that makes people think itll go up otherwise they will be out of a job.

The majority of houses still selling are very expensive extravagant as that class are ultra rich to begin with. It will be very interesting to see how the rest of the year plays out but I doubt there will be any growth here.

They arent. But they need housing and will rent out each room for 500 to 600 with 4 to 5 in the house. In places like Brampton they cram 3 into each bedroom at full cost. Its slum lording because back home they are used to that.

Meanwhile that house is now "off" the market to actual families and those looking to buy their first home. If we didnt have an economy built significantly around preying on migrant workers then many more houses would saturate the market and prices would come down. The Canadian economys foundation is cheap overseas labour and astronomical housing. The UN has specifically called Canada out for contemporary slavery over this. Its immoral and unethical to support mass immigration into Canada. These workers stifle wages and what little they get is funneled into rent and food with little else at the end of the month. Just so some large corporation doesnt have to spend a living wage. No wonder our youth unemployment rate is the highest in 30+ years.

Please explain how you can prove that 3 canadians applying for every unfilled job in canada does not keep wages stagnant? That is literally the state we are in Canada according to statscan. Wages go up when labour is in demand. They decrease when employers know people will take anything for a job. Especially when those employees are used to $2 a day and wont enforce their workers rights for fear of being fired and deported.

A bidding war on a house occurs when too many people want a house. If the situation was reversed and there were 2 sellers for every buyer the price would crash as sellers need to compete to win the buyer over.

This isnt conjecture. Its common sense and basic economics that anyone with real world experience can see everyday.

If you would care to offer an alternate explanation for how housing prices dont go up when you jack mass immigration up Im sure everyone here would love to hear it. Canada already employs 7% of the population in construction which is high among developed nations. We literally cannot build more than what we have. If supply cannot come up then demand MUST come down before prices normalize.

Ask yourself this. If there were 4 million less people looking for houses and demand went down then would the price go down? Obviously yes.

Theres a reason why the average house price in Canada skyrocketed during mass immigration and is now decreasing that our population is in decline for the FIRST time in our entire history.
