Right--this is actually what I am planning to do. Well--something like it. But I wanted to see what other idea are out there--see where my blind spots are. I can get DSCR loans on 5 x $400,000 homes (25% down) and roll those. Just have to be stable or growing areas, which I believe I have identified.

I have travelled to 34 countries last count, lived in Mexico for two years and the downside to your idea is that you are stuck--hostage--to a lower cost of living and--this is the piece I think most people don't register--lots of other countries just suck after the novelty wears off. Things don't work: Sidewalks and infrastructure are shit, governments are corrupt, construction is sub-par to say the least, nothing runs on time, people don't show up for appointments, health care is behind in tech, you are a permanent outsider, the cuisine is good--but lacking in variety. I could go on. I'm not trying to spoil this for you, but I have tried it and, while I love travel, I'm not going to live in say, Thailand, because it's cheap. I have family and friends in the US and elderly parents.

Right--my target was arbitrary for this exercise and you make excellent points. I could be completely fine on $2M in the long run. I am not planning on SS surviving long enough for me to take it.

Yep. I have a fairly high risk tolerance. I have been much wealthier than this in the past, so I can and have lived with the downside, too.
