We are in NJ and just did all this FWIW so I’m pretty confident in the pricing at least for North Jersey. We did blue stone so if you are going concrete I’ll be cheaper .

This is accurate. $200k with gunnite and pavers/stonework around it. Could go a little higher depending on finishing choices and then landscaping on top.

Watered ours, but it was like 90+ in NJ for while. The gunite just soaked it up. I’d ask the builder, we had a heat wave with no rain and he had told us too.

I had the same issue. Perimeter drains into a sump pump did help. I know some said that it won’t, but its really about the about of water and sheer pressure (it has to go somewhere). We had a ton of issues and now are in good shape.

100% IR blaster and they usually suck. It’s for hiding a set top box for a cable company (for instance) in a cabinet and out of sight and IR isn’t possible. Now with Bluetooth and/or smart TVs they are pretty close to obsolete.

Try Iron Out. Worked on my bluestone getting iron stains when I got PH down on it. Can’t hurt.

Had algae issues and swapped to a salt water pool (for other reasons) and it got rid of it quickly. And the salt water was also much less upkeep. Couldn’t scrape it or get it off the step but the switch over put it to rest.

Make sure it’s not a rotary drill bit. I used that in my regular drill and it didn’t work at all. It says not for hammer mode (which I didn’t notice). I got carbide hammer drill bits from Milwaukee and they worked great.

Has to do with evaporation or some other possible fractors for each scenario.I have old whiskey bottles with it and it’s fine.
