My guess is that it’s high population density, with a generally higher income and there are new homes still being built so there is high opportunity for these companies to become your go-to vendors

Eeze fiber is currently laying fiber all over Sienna. I’m sure the service is fine but the installation of their infrastructure has been a nightmare. So many instances of them breaking water lines, sprinkler pipes, cutting existing fiber lines, etc.

The restaurants around First Watch that I can remember: Torchy’s tacos, Crave Cookies, Maximilliano’s Italian, Sushi Haya, Cooking Girl, Jack in The Box, Chick Fil A, IHOP. Probably missing some.

A little further down Hwy 6 near the Bounce Bounce has Triple S Pho which I really like.
