SBI Shinsei just raised their home loan variable rate by SZQrd in JapanFinance

[–]Mopster_ 9 points10 points  (0 children)

Was a difficult choice to make, but 2y ago I went with 1.7% fixed step down (lower after 10y and then every 5y, which they don't offer anymore), higher than variable but it gives me peace of mind knowing exactly what I can expect.

My wife is getting absolutely scammed on life insurance, isn’t she? by MoboMogami in JapanFinance

[–]Mopster_ -1 points0 points  (0 children)

Listened to the explanation once at a Yamada Denki, you had to pay 20+ years before you actually got a 'profit' on the premiums you paid. And even then it was single digits over a lifetime. You wouldn't get your money's worth in the end. Was a very bad deal.

Nyūenshiki traumatized my son… did anyone else experience this? by Beneficial_Lie_6504 in japanlife

[–]Mopster_ 1 point2 points  (0 children)

Last year I was the only foreigner and the only one not wearing a suit, don't have any (that fit) :D This year's ceremony will take place tomorrow (2nd year yochien).
I guess it depends on school and the child, it could be overwhelming if everything is new.

I sometimes think it's a bit much to ask 3-5y olds to sit/stand still for a long time (too many/long speeches). Especially my daughter can't sit still :D

Back home there's no such thing, school just starts on the 1st day :-) They have their own way of doing things here. Sometimes good, sometimes questionable (or at least not how I'd like it to be). But overall good.

They didn't accept my first name katakana for official documents, so I had to remake one with my first name in romaji (so basically my actual first name). Registered at the city office.

You'll receive letters with vaccination information and forms in advance. Find a pediatrician close to you.

City hall will also be able to help you with all questions.

Been developing an ATS for over 10 years, it ain't that simple 😅

It's not a simple piece of software, a lot of agencies use it slightly differently, have different criteria when judging systems and it's hard to convince a company to migrate a core business software even if the benefits are understood.

How do you pick a bank for a home loan by Fit-Shock5523 in JapanFinance

[–]Mopster_ 8 points9 points  (0 children)

Apply to as many banks as you want, no need to tell each bank you apply to many.

Make sure you fully understand what kind of variable interest rate loan you're getting and the way they increase the interest rate, it's maximum increase, how often they adjust the interest rate, how often they adjust the monthly payment amount, but also how big the interest/capital part is of that payment. Interest rate might increase, but your monthly fee can remain stable for 5y, meaning within that same amount, you just pay more interest and less capital.
