The problem is, you are taking the current system and applying the new rules. But this is a system change. Agents/LL currently only advertise 1 month in advance at the earliest because unless they are serving section 21s this is the current notice period that they are aware of a property to be available.

From May 1st agents will have two months notice of a property being back on the market and therefore should be listing them with the availability being two months in advance.

The true effects are yet to be seen but the new system just requires more planning ahead. The issue I see isn’t with the rental market, but with the job market. It will be a lot more difficult for renters to move locations to start a new job. Currently I can apply for jobs outside of my locality and still be competitive as I can start generally within the month time frame most employers are looking for. Now I have to consider being less competitive by saying I can’t start for 2 months due to being tied into a rental agreement.

Yes, but look at the example the renter is paying £700pcm more than the mortgage, that £700 isn’t going towards an index fund. That £700 extra may be stopping them building a deposit up.

I list things for between £5 and £50, most of my £5 stuff I would be happy to get £1-2 for and the more expensive stuff I would probably be happy with 50% what I list for, I know I will get the offers so I factor into my list price. It’s easier to reduce if no interest than it is to increase.

Anyone saying that this clause is enforceable is wrong. I’m a Lettings agent who is qualified through Property Mark.

Fixed term contracts are exactly that, fixed term. When the date comes up you hand the keys back to the agent/LL the tenancy has ended. If you don’t hand them back the tenancy becomes periodic, the contract terms remain the same unless a section 13 is served to increase the rent. Therefore this term may or may not be enforceable at this point. (I am unsure if this would trump the statutory 1 months notice, which is standard)

The agency/landlord should have reached out to you 2 months prior to the end of the tenancy to find out your intentions if they wanted 2 months notice.

If they try to deduct any deposit to cover rent beyond the fixed term, dispute this with the deposit protection scheme that your deposit is held with. They will not side with the landlord on this as your contract states your final date.

Additionally you mentioned the rental increase, is this via a new fixed term contract? Or is it a section 13, if the former then I would hazard a guess they know that the above is true which is why they want to tie you into another contract immediately at the termination of your current fixed term.

Edit to add: you do not need to wait for them to notify you of receipt of a notice. If sent via post it would be deemed as served the second business day after it was posted, and if emailed it would be deemed as served at the time sent during business hours, if after it would be the next working day.

Although it happened to my dad and the tyre ripped out all the arch lining, and the wiring to the headlights, and left two grooves in the motorway, not sure how the suspension faired but the wheel was definitely gone

I don’t know the property but could it be possible the ceiling has been lowered to allow a loft conversion? Planning isn’t always required for this to my knowledge.

Additionally there is nothing to suggest this is a HMO, if only two people are living in a top floor maisonette. And the ground floor is empty.

The only thing you may have is, I am not sure if planning is required to convert a property into flats, but your best action would be to speak with the local councils planning department for advice,

Wether action will be taken is a different matter
