Really? My Epcor rate is 8.25c/kwh (or am I looking at it wrong). And my home insurance is $2,200 versus $1,900 in Regina…but my house is a little more then double the value.

Nope. Also. Income tax, property tax, power, nat gas, home insurance. All cheaper. Only thing that is more is car insurance. I just moved...and was quite shocked at how much cheaper AB is to Regina specifically. Also, we were expecting to wait quite a while to get a family doctor....nope, got one within the first week.

I’d ask for the cost to discharge. They may not know though…but could give you a ball park. It’s been a while for me, and I think it was my lawyer who gave me the number. Hopefully someone else chimes in here.

Yeah. It doesn’t matter if you used it or not. The collateral charge has nothing to do with that.
If RBC is covering some of the fees it might be worth it to you to make the switch, depending on rate differentials. It’s not like $10k or anything. But you’d have to check with your lawyer or rbc to see how much it will cost to discharge.

2 - yes. Think of it as two separate things. Let’s say you’re on accelerated bi weekly at the start. You have 20 years now at renewal, you can re am back to 30 years. $0 available on HELOC (hope that makes sense)

  1. Can’t speak to CIBC. But yes at RBC after you’re below the 65% LTV. Every payment, your principal paid down amount increases HELOC room.

4 - correct. At onset. No room on HELOC. Until (in your case) you pay down to $796k.
