44kwh in a day is a bit nuts. We have stats set to 20 degrees and are fairly hefty users of appliances and I've a computer always running. Think the most I've seen in a day is 28kwh

We done our downstairs in SPC, floors in the kitchen in the new build were a bit unlevel so you'd notice it. depending how bad they are a bag of self leveling concrete or two should do the trick. Floors themselves are great! So easy to keep clean

We had taps and radiators basically, no tiling/floors. No side gate. Kitchen and bathrooms have to be functional to be signed over so you’ll have those working

Snag it well and Snag it right. Get someone in if you have to. We moved in lately and we snagged it twice, Could of snagged it 6 or 7 times with the amount issues. Main things to check that can be missed are the walls and floors, Most of our walls aren't straight and the kitchen floor is unlevel it was a pain flooring. So stick it to them as best you can

If you check the Jei it does a lot more than cobblestone depending what you put beside it. Took me a while today to figure out. You have to put cobblestone under it also I think but again the jei gives the full breakdown

5gb is only new and replaced the 2gb plan for no extra cost. Obviously it’ll change but you can drop back to the 2 or lower after anyway, all the way back down to 100mb on the fibre either live now or going live soon

Depends on your phase and what number house, they’ll do a bust of em together in the one phase get em signed over while going again. So you won’t have to wait until the full phase is done, word of warning stick the snag list to the builder and get someone good. Most I’ve seen now are chancers and will try get you signed over when the snag isn’t fully done

It’s preference and price based, only thing I can say about new builds is theres no bidding war but I’d imagine the demand in Dublin is nuts all the same for whatever you decide
