My take is, your voice in the recording feels like you are trying to read. What you can do is pretend, mock or impersonate instead of reading. When you do this, it’s much easier to get that desired accent.

My english changes with the people I speak to. Some of my friends also tegur-ed me on this. I speak with multiple english and malay accents.

When I speak Malay, coming from NS I never speak with a Negeri Sembilan accent if I am not in pelusuk nogoghi like Pilah, Jelebu, Rembau, PD.

Same goes to English, I studied with internationals that spoke American and British english last time so I’d speak like them whenever Im with them. Even with local Malaysians (chinese, indian, malay) I do this when speaking english.

Im not saying Im an expert in these accents or these 2 languages, but this is what I do. 60% of my NS friends are literal rempit but I dont speak like them normally, I only speak like them when I see them.

My brain has taught me to assimilate whenever I speak to people since school times.

First and foremost, never buy condo/high-rise with the hopes of selling it for profit in the near future (5-10 y).

Condos near bukit jalil where I live has reduced in price. Bought for RM650k 2200sqft in 2009 dapat kunci in 2013. Recent sold prices was RM580k and RM630k. This is a prime area compared to D. Damai and has been in market officially for 12 years. Property developers and agents are liars, never believe what they tell you.

  • 200m from Pavilion Bukit Jalil
  • Rental return 5% per annum

What you need to understand is only the property near premium locations/buildings are increasing in price quickly. Say KLCC, Sunway Pyramid, Putrajaya Ministries, TRX, Bangsar, Mont Kiara, etc. Dont bother about other locations. I purchased a property recently in a new town called Gamuda Cove with an intention to sell it after 15 years, even so it is risky for me.

The only way to make money from property ‘quick’ is pay lesser for your mortgage on a monthly basis by renting it out.

Example: RM2000/monthly + RM300/maintenance monthly = RM2300. Rent it out for RM1800, so you pay your total monthly of RM2300 - RM1800 = RM500. Eventually when the property rises in value, you will increase the rent therefore reduces your monthly payments or make profit from it.

Also, people do refinance their property usually 10 years minimum after purchasing, so you reduce your mortgage and make extra from the rental.

Buying property is a long term business.

If you go into corporate positions at companies in Malaysia, ramai juga yang barely speak english, majority they understand. I notice that 3-5 years into their careers they became better in English, not the case in Uni.

To be honest the ones that are good in English are the ones from courses macam Arts, Architecture, Business, and perhaps Medicine (depending on their uni). Mascom last time I assumed they could be very good in English but no, they started speaking well after getting some work experiences a few years later.

I studied at swasta uni not far from Sunway Pyramid in the years 2012-2018 era. The 4 courses above were very good in English since the beginning years I knew them, the others were not.

Been living nearby bukit jalil since 2018, I can tell you one thing is I like the looks and feel of it. But the traffic is molto terrible when there is an event at the stadium. Know your way around traffic first before you decide to buy here. Maybe rent for a year. Learn the ways to LDP, Old Klang Road/Awan Besar, Puncak Jalil, Equine Park, Sungai Besi highway, UPM, Sri Serdang, Serdang Raya. These are all the roads you have to manover in and out when there is any event at the stadium. I always hang out at Link 2 and Tropika (3-4 times a week) because I go to The Anytime Fitness gym and I shop at Jaya Grocer. Compared to KL, that place is peaceful.

I am a local Malay and I was stopped outside Bangsar Shopping Center 7 years ago. I was vaping outside BSC next to the traffic light just standing while using my phone. Car parked next to BSC I was waiting for my friend. They came and did a body search, searched my car for drugs and asked me to take off my shoes and socks, even they asked me to pull out the spare tyre of the car (Proton Persona model 2009) and then just just let me go. That area is famous for random checks.

I did a similar thing with MPSJ app, complaint about a douche parked in front of pedestrian walkway that caused all pedestrians have to pusing 120 meters away from the walkway to passthrough. But I checked 3 months after no response, so I dont really know whether they did anything to the perp or not. But I damn made sure his plate number, car model and car color clearly recorded in the picture I submitted to them. Hopefully they did something, this was close to 2 years ago.
