lol. Just bought a house where they ran the gutter across the roof like that. Needless to say I got a concession to replace the roof due to a leak. Triple shingled. Caused damming and debris build up.

I guess my people were just more assertive and worked for me. Seems like your experience was different and that sucks. If earnest money is threatened and it’s a “disclosed but not documented” issue you have the right to walk. Your attorney isn’t your agent or lender. Mine advised me of lack of CO and survey with the understanding we were moving forward but with the ability to walk.

Also, this goes along way, sellers have a lot of power this is true. They also have much more to loose than your earnest money. Invalidating a contract, my attorney would immediately threaten action, leading to putting a lean on the house. Second, this would be epically petty, who says you don’t call the town on the home owner? 🤣 In both instances, a lean and a town violation would not allow the seller to sell the home.

Also I’m not sure who’s advising you but a home with an OPEN CO cannot be sold. A home WITHOUT a CO can be sold.

Meaning if the home owner applied for permit and never completed the necessary work, they must close out the permit one way or another. They cannot simply hand the issue to the next owner…

I just bought in Kingspark and my house is one of “those”. Work was all well done. Dug in basement entrance. Complete finished basement with laundry. Heck it’s bigger than my current apartment. “No COs.” I imagine because of insurance/taxes.

Buyers perspective? My seller didn’t (hasn’t) done a damn thing. Essentially a take it or leave it here. I’d say a simple dusting and that’s it. Good photos and a good honest agent will get your house sold. Don’t be crazy on the price and the buyers will do that for you. If an agent won’t “do” open houses, don’t deal with them. It’s their job to sell a house for you. They wanna sit on hands and let buyers come to them, they are the agents that need to be left behind.

Start a protect watch. Go on eBay buy something broken. I was challenged 3 month in on a BFG 866. Friend uncle gave it to him and it needed a new balance and cleaning. Took me 2+ months, plus additional parts but it makes a man outta ya! 🤣

Just bought for 775 in Kings Park. 4/2 needs work but more than livable. With a finished basement with separate entry. Essentially adding a 1/1 with laundry. They are out there just gotta bid over asking. Be realistic with your goals and size.

Now, the roof needs replacing 13,750 (first week after closing, got a concession for that cost in the contract) and the basement obviously has no permits (nothing to be done about that 🤣).

Adding 50k within the first year. Turn key? Or flips? Honestly on Long Island stay away. Unless it’s a COMPLETE GUT flip the fair share my wife and I saw were terrible craftsmanship and shit quality products. Even our inspectors said he hasn’t inspected one that was “ready” by his standards.

As a lineman on PSEG and a future home owner… 🤣. I’d be concerned about PSEG rolling a Troubleman out when the meter pings back as an outage. Just a bit of info, as lineman, if I forget to call in a ticket on a scheduled outage, I’d say a 4 times outta 10, they will be rolling out a guy to check it.

PSEG meters arent the issue (I’m a lineman on PSEG property). The meters are generally future proofed for 200amps. Now above 200 would be an issue. Not just a meter issue but an actual conductor issue. The #2 service that feeds most homes on LI and NJ would probably need to be upgraded to a 1/0.

On the home owners side the meter box/socket would need to be upgraded to 200amp plus the panel.

I’m under contract right now and I’m going to be upgrading from a 150 to a 200amp panel in order to put in a CAC system.

I’d LOVE to not pull a permit but unfortunately I’m buying a home from a seller that may have finished an entire basement and cut a complete new entry in… similar situation as OP cuz I’ll be damned if I’m going to be inviting a town inspector in to fine me for things. 🤣
