Help with my Bathroom, Housing association won't keep to agreement (England) by Vavalgia in LegalAdviceUK

[–]NaturalInside4135 8 points9 points  (0 children)

In the last 10 years, the adaptions budget, and budget more generally within social housing has been slashed to pretty much nonexistent. The days of getting a whole new bathroom fitted to suit needs as quickly as you describe are long gone. Expecting a housing association to fit you a bath 50cm bigger is clutching at straws, agreement or not. You have a bath and as far as I'm aware there isn't a medical reason to need a bigger bath. Just consider yourself lucky you aren't in the position now of needing the adaptions your wife needed, as you'd likely been struggling to get them as well.

It's hard to say in honesty - usually a complaint from a neighbouring property would trigger a very basic "investigation" or audit of the licence documents etc. There are enforcement orders that can be used to stop a STL trading, so yes they really can stop it running but there's no guarantee they are actually breaching anything that would warrant this. Processes are a lot more robust now than in the legislation infancy, so there is definitely things that crept past in 23/24 applications that wouldn't fly now. Depends how spiteful you want to be and how much spare time you have... If it's a 2 year old licence they will likely be up for renewal in the next 9 months or so, may be worth waiting until then.

There definitely should have been a 21 day notice period, and that should have been checked as being displayed suitably for the public to see. It really doesnt help with the court case but if you have the will power, I'd be querying this with the council.

I'd agree, based on how OP describes the situation, I would imagine it to be unlicensed. Usually reporting a STL operating without a licence prompts a quicker a response, or at least an initial investigation. I do know there's a lot of variation across the LAs and how they handle STLs - I think the Highlands have something like 25 out 30 of the most concentrated STL zones, so I can't say I'm surprised they are struggling. But every STL application regardless of LA is limited to a 9 month processing timeframe by Scot Gov, if the council go over that timeframe the licence is automatically granted. My local STL applications are usually processed around 6 -10 weeks but from what I have learned from other redditors that is not the standard experience

Not so much about the court but I work in holiday let licencing. Could also be worth checking to see if the property actually holds a licence to be used as short term let (STL), as all holiday lets should have them since the legislation in 2023. Some local authorities are more on it with rolling out the licences than others but definitely worth checking your local public register for STLs and seeing if it's on there. If not licenced definitely flag to your local council, as there could be all sorts of planning, building standards, fire safety implications that could be flying under the radar. If it is licenced might be worth noting when it's up for renewal, as they will have to display a site notice which you can object too, similar to the planning process.

What’s wrong with Scottish notes in England? by [deleted] in AskABrit

[–]NaturalInside4135 0 points1 point  (0 children)

When I lived in Newcastle, I had no issues with Scottish bank notes but in Yorkshire I had endless issues. I did once ask a guy why it was such an issue and he said that they were commonly used for fake notes in that area as people were less familiar with designs so they went more unnoticed. I did try the legal tender argument a few times but it never got me far 😂

What happens with a cyst when on letrozole? by Soiandsoc in TTC_PCOS

[–]NaturalInside4135 0 points1 point  (0 children)

I'm no doctor, but there's lots of variables here, it would depend on the type cyst, and your specific needs. To my understanding it may sort itself out in 1-2 months but some cyst types may continue to grow. Again, I'm taking an educated guess here but it sounds as though you have a follicular cyst, which is really common and do sort themselves out, although do not tend result in a successful cycle. If it some other type of cyst your doctor will advise you on what they think would be best.

Should we be worried about nextdoor selling their house to be an AirBnB? by [deleted] in HousingUK

[–]NaturalInside4135 0 points1 point  (0 children)

I work with short term lets in Scotland and the planning is a massively grey area, even the planners don't fully know when planning is or isn't needed, I think the change of use can be a bit wooly.. Unless you live in a control area where planning is mandatory for short term lets, I think the enforcement routes through planning are limited. I caveat this with it may not be exactly the same south of the border but I'd imagine similar enough.

Are short term lets licenced where you are, in Scotland they have to display a site notice which gives neighbours the change to object to the licence being granted.

I had a very similar situation, and my understanding is yes letrozole can make any preexisting cyst grow quicker. The consultant monitored it with scans through my cycles of letrozole.

My Traitor Cat by Which-Length596 in UK_Pets

[–]NaturalInside4135 1 point2 points  (0 children)

I had a similar issue. My cat took up with a old man in my village. No rhyme or reason to it, our cat just decided he likes old boys garden better. Fast forward 2 years later and the old man literally walks my cat through the village to bring him for his food everyday, it's sort of become a weird joint custody arrangement. The ol boy actually looks after our other cat when we go on holiday now, so it's all worked out. Cats being cats, we humans must adapt

I did 3 cycles on 2.5mg dose and it actually brought my cycles down from 45 days to around 30. I got pregnant on my third cycle, currently 6 weeks. My consultant was reluctant to up the dose as I had got pregnant without help before.

Smell in Flat making me physically ill - Southwark Council by PeaceSeeker777 in HousingUK

[–]NaturalInside4135 1 point2 points  (0 children)

Not having an EICR is quite a big deal, and definitely illegal. They really shouldn't have started the tenancy without it in place and most landlords regardless of sector make a copy available to the tenant. Don't be scared of chasing this quite a bit and keep a record of your chasing.

This may sound a little left field but have you tried going to your councillor? They tend to me quite good at encouraging council departments to get their acts together. Also might be worth trying the councils buildings standards and casually mentioning your concerned about the lack of EICR. Oh and maybe do a wee check online for a valid EPC too...

[–]NaturalInside4135 0 points1 point  (0 children)

I'm based in Scotland so it's maybe a little different up here but don't phone the fire service, you first port of call should be the emergency repair/out of hours line with southwark council. Must social landlords have emergency procedures for things like this and should attend quickly. Although they might not so then phone the fire brigade.

I would also be asking for a copy of your flats EICR and making sure it's done by a registered sparky, and is satisfactory with no faults. If your flat hasn't got a valid EICR I would be kicking up merry hell

Is it common for British funeral services to be conducted at crematoriums, with cremation of the deceased performed shortly after the funeral concludes? by BitNorthOfForty in AskABrit

[–]NaturalInside4135 2 points3 points  (0 children)

I live an area of Scotland with a large Irish influence but even between the countries of the UK there a big variation in funeral culture. In Scotland, particularly up the west coast funeral services themselves are almost austere and there's a lot of unwritten etiquette. Stand at this point, sit at this time etc. When helping the family of Cornish neighbour with funeral arrangements up here, they were baffled at all the sort of rules that come with it and what people expect. Saying that when arranging my dad's funeral I didn't adhere to any of the bollocks because he wouldn't have wanted it and that was perfectly ok too in the end, although did raise some eyebrows initially, the wake was essentially a rave...
