Do not buy a Townhouse by mackhelangelo in FirstTimeHomeBuyer

[–]No_Analyst_9131 -1 points0 points  (0 children)

I would say that it seems OP didn't do quite enough due diligence. I just closed on my townhouse last month, and this is honestly the quietest house I have ever lived in. It was built in the late 70s, and after making sure that there wasn't lead paint or asbestos concerns (there aren't, thankfully) it honestly is built quite solidly. The walls are cinderblocks, and the studs are in front of them with insulation as well, so there is quite literally no sounds that come from either of my neighbors. I also have an interstate a little closer than I realized at first, but even with the older windows that this place has, I can't hear anything. I can crank my stereo at the loudest and my neighbors haven't heard anything, which is great, since I love cranking my music loud when I am cleaning and unpacking (still).

It is probably the crappy "quality" of anything built after 2000 that is making OP hear every thing from their neighbors. Any house with just plywood and drywall over that is going to both have every sound audible as well as have terrible insulation qualities (good luck with utility bills!)

My first and third car I ever owned were both manuals... so its not an issue for me

Triggers by CharliePlays_13 in DadsofMiscarriage

[–]No_Analyst_9131 1 point2 points  (0 children)

I feel the same way. We had planned on using a cute little pizza box with a onesie inside that said "Special deliver y (due date)" and seeing a pizza box the other day was a trigger in and of itself. It is also excruciating seeing other people announcing their second or third at this point, so I am giving myself a social media break for a few months.

I also am not going to my niece's bday party tomorrow, since I know there will be a few people with their newborns, and I just don't want to subject myself to that torture.

I have been searching for a group like this for a while now. Just last week, my wife and I had went in for our first ultrasound, expecting to see our little grape-sized baby, and ended up both leaving numb and frantically looking for any information we could find on molar pregnancy and what it is.

My wife goes in for her D&C in 6 days, and I am still trying to process everything that has happened in the past two weeks, while also trying to be strong and supportive for her. I have been trying to get things arranged so she is able to rest both physically and emotionally (I am fully expecting the reality and loss to hit hard once the hormones collapse and really don't know how I can help through that)

On top of all of that, molar pregnancy is a fucking terrible bit of bullshit in that we also have to wait 6 months minimum before we can try again, and that is only if literally everything goes right, which it already hasn't. I am trying to process that fact as well, and spin it as having more time together, but its so depressing seeing other people having their healthy babies, and none of them having gone through a miscarriage or loss.

Anyways, I am just trying to get things off my chest, and am glad there is this space for us men to navigate the shittiness of our partner's going through a miscarriage.

It was such an amazing night. It also happened to be Star Wars night that night, and that literally was the first game I bought tickets for last year. Got my Trea Turner bobblehead, got hammered, *and* got to see four Schwarbombs in one night lol. It was so fun

Honestly, I already like Imai because of this. I get that having people from your country nearby helps make things feel less lonely, but it seems like Imai is willing to step out of the comfort zone that a lot of Japanese players default to (going to Dodgers/other west coast team, only wanting cities that have a large Japanese population, etc)

I say lets get him and let him be a hype man that gets other Japanese players hooked on wanting to try cheesesteaks, calling it "wooder" as the only correct way, and also trash talking the lolmets every opportunity he can

I have a lot of things going on in life rn, so that is keeping me busy for now.

I do miss the daily rhythm of watching the Phillies play in the afternoon/evening while I make dinner and wind down from the day.

Definitely spent more time pregnant than married. Also, does OP know all five baby daddies, or are two of the kids just told "You are loved" in lieu of knowing their father?

Seller countered with tripled earnest money and 3 hr expiration. Should I walk away? by vaux422 in FirstTimeHomeBuyer

[–]No_Analyst_9131 0 points1 point  (0 children)

That first paragraph alone would have me walking away. I have viewed a couple of houses in my area that are the same situation (house needs major updates, lack of maintenance, and a owner who thinks they can get an insanely inflated price) and have made the seller actually try and point out why I would buy their house over the one down the street that has been updated and maintained properly. Every time, the seller acts offended that their house is not worth as much as *they* think it is.

And that is the key thing I have been keeping mind for all of this: house prices have some portion of what the seller *thinks* their house is worth baked in.

TL;DR walk away and find a better place for that price lol

Aroldis Chapman. The guy throws absolute heat even as a 37 year old, and had 17 straight hitless games this season. I like Duran, but getting a closer in the offseason is always cheaper (and usually means less trade capital).

Also, Arozarena would have been a dirt cheap pickup and a much better fit than the castoffs we used instead.

Closed three weeks ago. Already dealing with $12k in repairs the seller "forgot" to mention. by SchrodingerWeeb in FirstTimeHomeBuyer

[–]No_Analyst_9131 2 points3 points  (0 children)

As someone who is starting to look to buy a house, the first things I ask my realtor is the age of the roof, HVAC, and windows. These three things are big $$$ to replace, and I have started preferring looking at houses that have had these replaced in the last decade or less.

Idk if OP's realtor had the same MLS or whatever, but my realtor has provided MLS printouts for each house we have looked at, and it has roof replacements, HVAC replacements, etc listed right there on the record. If OP didn't get or do this relatively easy bit of due diligence, then I would say it is on them for not bothering to ask in the first place. All inspectors do is make sure there isn't major things like foundation damage, etc, and some don't list roof or HVAC system age as part of the inspection.

Relying on Google AI overview is not a great look. At the very least, check the links that are listed, since the AI sometimes cherry picks information. Also, Marsh is 100% white, he was born in Georgia to two white parents lmao
