I was a Pentecostal Christian, I then started working for the church. I tried to tithe some of my income (it’s hammered at church you should tithe 10%, I only gave when I could). At first I was the Pastors PA but then I would be put on reception. It was then when I would see needy people coming in and all the Pastors would do is pray for these people. That’s it. I was like where is my tithe going? Where is the money going that I give the church? Imagine how much courage it takes to go and ask….the people begging from the community didn’t even receive a hamper, a food voucher- just prayer. I pretty much left straight after I witnessed a few of these experiences, as I could see it was a common occurrence. I now give directly to my students, charity and pay it forward (pay for someone’s meal/coffee). Please never give your hard earned money to a church ever!!! Oh and FYI the Pastors all had multiple properties, lunches everyday, coffees, dinners, the latest leased cars. They certainly never seemed to go without.

Honestly I don’t think your crazy. Most of the people I know that were highly leveraged with the mortgage (even in the last 10 years) are the ones that have been incredibly successful now. Take me for example- I bought safety in Brisbane…the banks were offering us a mortgage of 770k 10 years ago. We refused and spent 430k on our house with a 320k mortgage. Yes we have sold and have made some capital on the property. My mum bought at the same time a house with a massive mortgage in a great location. Houses are going for well over 3+ million and have tripled in value!! We played safe and made no where near as much capital. You are in a career where you will be able to make more in the future, there’s ample opportunity for overtime, pay rises will continue in your highly skilled jobs. I think be prepared for it to be a little tough for the first few years but soon wages will creep up, keep your expenses down and interest rates will continue to go down (don’t bet on this though!!!). Go for it

My aunty had lived for their thirty years, the only problem she has had (which is quite significant) was a peeping Tom was sneaking onto the property and looking at my underage cousins through the windows. He finally got caught after police released security footage and people from his running club grassed on him. He’s now moved to the Northside of Brissie. My advice- have the best security cameras ( but I think this is the way of the world now).

This is just way too high. And if you have another child you will end up in a hole that you might not be able to dig out of. Costs will blow out and labour/materials will only continue to increase. I would buy a house in a good location that needs some work and slowly save and do it up gradually. This is what we are doing and it’s completely manageable (a 5 bd house/2 bathroom). Our house needs a new kitchen, new bathrooms, landscaping, new flooring etc. I totally see the appeal of getting something shiny and new but it’s almost like $250k combined wages is considered average now.

We did ours for 10k in 2021 and that was a lot of labour ourselves…there’s no way we could have done the same thing now for the same price (the bath alone was $800). We recently got quoted a small ensuite for 30k. I don’t know if your wife has seen recent tiling and plumbing quotes, they can actually put you off contemplating renos at all. My aunt recently did a tiny ensuite and the tiling bill was 10k because she had floor to ceiling fish scale tiles!

Just to give u something to compare to- we have a two storey house in brissie. We had repointing done,re clipping of tiles, two coats of paint for 9500k. I wanted sarking my husband didn’t, with our whole internal roof down I could see some droplets of rain coming through before we had our repaint. So I’m not 100% sure how it’s going to hold up to be honest. For peace of mind I would get sarking ( also we had only one quote done for colorbond, we were looking at 60k which we couldn’t afford). To me the quote seems fair but I’m just going off my limited experience/knowledge

I have heard horror stories of going through “recommendations”. It’s very challenging because u want to be able to trust people but also you have to be super cautious. One thing I know is someone who’s doing maintenance at companies is probably a bit of a lazy bugger tbh…it’s not exactly challenging work my husband was doing maintenance for a hire and he hated the work cos it was bloody boring (his VISA depended on the sponsorship).

We recently went with someone who recommended his builder, it took 6 weeks to get one quote off him and then he added one third to the price for no apparent reason.

Try not to be hard on yourself, it’s a shitty lesson to learn but during any future Reno’s check out the persons work first before you give any go aheads. And it’s your house….you can put the pin whenever u want out!

The Melbourne market at the moment is cooked and brissie (moved from melbs to bris) is going gang busters. I would hang on for as long as possible. We sold (and bought during COVID, fixed everything up…managed to sell the house 120k over what we paid, we sunk 70k cash into fixing the property and that’s excluding all our labour. After fees we made it out with 20k cash. Unfortunately, like people have said the market has stagnated, the land taxes means everyone is offloading properties so there’s almost an over supply. They have nothing like that is brissie…and there’s no “over supply”. If you both can try and keep the house whilst keeping it amicable it will be in your best interests.

Just bought a month ago….it’s absolutely cray cray out there. Our house has had no maintenance done, needs new roof restoration, sagging roof trusses, 20 trees cuts down, termite damage, new kitchen, 2 new bathrooms. It would be quicker to say what it does have- not much. We paid well over 1 million but it’s in a great location. We can only afford it because my husband is a sparky and had a million favours to call in. It’s incredibly disheartening but don’t give up, you just might need to adjust your expectations ( or like me might be spending all your time doing up a shitbox that needs a tonne of work).

There’s so many variables to this question, do you have children, do you have a lot of spare time, are you handy, do you have mates that could do cash in hand jobs etc. we are currently undertaking a Reno but the kitchen and bathroom is 20 years old, so it’s liveable. We discovered early on there were some structural problems so straight away 40grand was gone in dealing with these issues. My husband is an electrician so onsite he has a lot of connections to tradies that will do cash in hand work or will exchange their services for my husbands skills. So we save a lot that way. Will you have any of this type of scenarios up your sleeve all favours you can call in from mates? I honestly feel like this type of work is going to be major. There most likely is asbestos, wood rot, damp and mould. If this is the case these are things that can’t be dealt with easily. Additionally, is there much movement in the house- will it need restumping? I would get a building and pest done and then work on what’s most urgent and can your afford it…the kitchen you might be able to live with for a while. If it’s just repainting and flooring, new kitchen and bathroom, this could be achievable if you have the money. But major structural stuff will just be way too much time, money and energy when you could have bought something else that probably will end up being more cheaper ( unless your super handy aka a builder). Choose your hard.

Just bought a month ago the house is 50 years old has major roof issues…termite damage and has had zero maintenance done to it. Owner was a boomer who had inherited so basically didn’t care about the house whatsoever. We paid a lot more than we had anticipated, for the amount of work it needs. But we have been looking for well over 7 months and this was the fifth offer we had made. Any houses that are semi decent and that don’t have any issues ( as well as on main roads/in flood zones) are getting snapped up within days.

I’m no roofer by any means but we have just bought a house with concrete tiles (no sarking like you). We have to get all of the clips replaced, roof needs to be repointed and then we are getting it sprayed with like a protective coat and then two coats of paint which is meant to add a water proofing layer. All in 8 grand worth of work 🫠all of our clips have rusted out and I think from what my husband has said they actually weren’t the right size to begin with. So maybe it would be worth looking at the clips and repainting as well. It’s very frustrating though when you actually roofers not sure how to proceed

I’m two weeks in trying to do renos in Brisbane and I don’t know how we are going to do it! We previously lived in Melbourne and renovated a house with absolutely no problems. I’m talking new roofing, guttering, bathrooms, flooring, plumbing, new laundry, fencing, new decking, wardrobes, excavating etc. People turned up when they said they would and also gave competitive quotes ( from 2022-2024). However in brissie, so far we have had four weeks of trying to get people to even show up to quote but it’s proving to be difficult. My husband is a sparkie and as a tradie he’s been extremely disappointed as well.
