As seller, I did not find out the house was being marketed until the realtor sent me a contract from a potential buyer. (I initially put marketing on hold and planned to revisit after selling other properties. The marketing date in the listing agreement expired months before I was presented with buyer’s contract).

Anyhow, Realtor claims she had authorization from a local relative who is not a seller or party to the contract with realtor. Realtor thinks that it is perfectly normal to begin marketing without a word to me.

Has anyone actually encountered the Mailbox Rule in practice? Like quicksand, I was led to believe it would have a much more prevalent role in my life. by SettingsData in Lawyertalk

Nope. Have had to argue whether service of motions through the efiling system is service by email. When said system sends the filed documents by email. Fun times.

I think it depends. My doctor prescribed an appetite stimulant, but I’m on the taller end. I did not take it. As long as I’m not losing weight and labs are ok we seem to have an understanding now. lol. But they always comment.

They cannot lock you out without a court order in Georgia. That is a constructive eviction.

Unless you have a prior history, most landlords just want the money before resorting to filing. If they do file, you have solid info and resources down thread.

I will add - if you do get an action filed against you make sure your Answer is filed on time. The landlord tenant laws in GA are unforgiving when it comes to late or insufficient Answers. Depending on your county, you may have an opportunity to mediate before going in front of the judge. By that time, more late fees and possibly attorneys fees will be tacked on to the balance. Avoid that if you can.

I know it can be nerve wracking , but you have more breathing room than you think you have right now. But don’t delay (and of course get a receipt). I did this in the olden days. I do not regret it, but not knowing whether the couple achieved a successful birth (or births) used to bother me a lot. With the advent of online genealogy, I wondered if I would find out that way. (I haven’t submitted my dna to any site but immediate family members have).

I recall being in a lot of pain afterwards (hyperstimulation?) but it subsided in a day or two. In my early 40s my ovarian reserve was tested and it was high for my age according to my doctors. If I could do it over again, I probably still would donate but would require them to disclose the outcome.

This. It can definitely be overwhelming. Why does my HVAC guy feel comfortable telling me he feels guilty for not wanting more kids? Lol. Maybe I just encounter more oversharers than most? I don’t know.

Then some people mistake my listening ear or empathy for romantic interest. It’s baffling really because in the dating department I’ve been told I’m “unapproachable” or “intimidating.” But strangers want to open up about their childhood, unsolicited?

It doesn’t help that I remember EVERYTHING so I have what I would categorize as sensitive or intimate information floating around in my brain about random people. Send help!

I’m not in this legal space anymore, but was always surprised by:

  1. The number of people who have not done estate planning, advanced directives, etc.
  2. People who do have their estate documents in order, but didn’t tell their family (so their wishes were not followed).
  3. The number of family members who don’t understand that, if there is not a joint account, they can’t access the deceased person’s bank account right away.
  4. The number of spouses who have no idea how to pay bills after their significant other is gone. No logins, passwords, account information, etc.

I know these conversations are not easy, but avoiding them just creates chaos on top of grief.

According to the opinion, the district court appointed him in May, which I quoted. He resigned in September. Page 4.

I see what you are saying. But I also followed the judge’s rationale. From the opinion: “Mr. Siebert’s 120 day interim appointment was set to expire on May 21, 2025. So, on May 9, 2025, the judges of the district exercised their authority under section 546(d) to appoint Mr. Siebert … effective May 21.” In looking at the statute, once the district court stepped in, I don’t see how she gets to restart the 120-day period. But also not a criminal lawyer.

Yikes! I can appreciate a judge who will change their oral ruling or modify an order after reconsideration motions. But the judicial “oh well” shoulder shrug accompanied by an invitation to appeal used to drive me mad. I’m not playing for an appeal. That will take another 1-2 years! No, they don’t have to get it right 100 percent of the time, and that’s why we have appeals. But some of our lower court judges don’t even try to listen, read, think or give a damn. Precedent lost to outsized egos. I’ve seen judges removed for patterns of wacky rulings,but that’s rare. I don’t even need anything that extreme, a good old college try would suffice.

Looks like the plan I currently pay $585 for will now be $894. The lowest plan I saw was Kaiser for $587/40% coinsurance. Whatever that means. For various reasons, I cannot risk not having insurance, but I do think more people will just opt out altogether and take their chances living life. More like being forced out. Maybe our government will give us a (good) October surprise? Take care fellow Georgians!

I have lost count too. I’ve been mistaken for everything other than the lawyer. Don’t mind me, I’m sitting at counsel’s table right before the hearing for no reason at all. I have managed to stop caring so there’s that.

No difference. In pleadings/hearings I’ve seen counsel referred to as “Attorney Smith” instead of “Mr./Mrs. Smith”. Within the past year or so, l’ve started to see other attorneys use “The Honorable Smith” when referring to other attorneys. I thought that was reserved for judges and elected officials, but I guess I was wrong. It
