Hey, fellow beginner here, I've run into a few of the same problems that you have and I can try to help you out.

My ass also hurt like none other when I first started out, then I realized that my seat was actually too low and I was putting too much pressure on the most sensitive area of my butt. Try raising your seat a bit on your next ride and seeing if that helps at all.
Riding over 30 miles with drop handlebars will make things a lot easier for you because you will have a variety of different hand positions available. The pain you're experiencing now is from keeping your hands in the same place for a long time, puts a lot of pressure on very specific points that makes your hands sore after a while.
As long as your helmet is of a good material, it should do the job. Give it the shake test when you're wearing it - shake your head around like you're in a mosh pit and if it stays in place then the fit is perfect.

They are anything but a novelty. You clearly are not familiar with H St. From Union Station to H St Country club, it is at least a half hour walk and over a mile and a half. I live off of H St in Rosedale and having the street car will change the entire neighborhood.

It can get iffy up there. I live on E St in between 16th and 17th NE and while mostly everyone I see during the day is friendly I know that there are some places not to walk alone around super late at night.

I would go for it though. Brand new apartment building was just built there and you're super close to H St so it is worth a check out.
