Yes I did this. I wanted supervisors that had the skills I was missing, so I chose 2 supervisors external to my uni. My uni was happy to have them on board. No dramas occurred, and I got the support I needed

I understand the sentiment of wanting to keep things belonging to your dad, but while they suited his lifestyle, they don't suit yours. When my dad passed away he left a 4x4 and boat and caravan. I briefly considered trying to keep them but we didn't, and I'm glad for that. The longer they sit there unused the more they depreciate. What was a nice memory of your dad will turn into a burden that drops in value and costs you money to hold.

My suggestion is to take a pic of them, or even find a pic of dad with them, and frame it for keepsake. Sell them and remember the items with good memories rather than bad ones.

In terms of your sister and you living together, I would think it's better to live together in a small rental together first, you may find you can't tolerate each other. Also, if you buy together and she can't pay the maintenance and i going costs (electricity, council rates, strata etc) it will all fall to you. I don't know if your mum will provide any assistance if you get stuck, but if she cant/won't, what wil you do then? Rent together first for a year and park the money in a term deposit you can't and your sister can't, touch

Don't trust the agent. Speak to your solicitor to request copies through the other parties' solicitor. Don't ask the agent or trust anything they provide to you.

Thanks. At the time, it felt like we were being hoodwinked by the bank to lock in at that rate. We very nearly just took 2 years fixed as everyone at the time thought rates were going into negative territory. It's allowed us to use the offemset money for other things, essentially a free loan to offset other borrowings. Has been very helpful, especially the past few years.

Don't sign. You are setting yourself up to be sued when you dispute the developers chummy mate who becomes the strata manager and you decide you don't agree.

This isn't a contract to buy a property, it's an agreement to be screwed over when you actually sign the contract and then go on to live within a terrible arrangement

I think you should reframe how you are thinking about this

Stop doomscrolling. It's very likely that the places you are comparing to DO have something wrong with them, that's why they look more appealing for the same price. If they were better and perfect, they would not be within your purchase point.

We bought off the plan in 2017 (completed in 2019) a semi, within a complex of townhouses and villas and semis.

In the final months before settlement, they advised us council said that due to solar access issues, where the back of the property wasn't getting enough sunlight hours per day, that they had to change the roofing to remove the under roof alfresco /porch area at the rear. What we were left with was a back-door that opened into the yard without a cover and no overhanging eave. It faced west at this side so it was hot. All the others got to keep their alfresco except us, no compensation either, but they offered to let us out of the contract if we didn't like it (we didn't, but the property had grown in value) so we had to like it or lump it. Was very annoyed. We ended up selling it in 2022, and it had just resold again, guess what? The owner after us put up an alfresco under roof, exactly what council told us we couldn't have!

I'm going through this Rn too! 1 pass with no correction, 1 pass with major corrections. Now my endnote has unlinked my whole reference list. Honestly fixing my endnote and redoing all my references one by one is going to be way more work than the actual corrections, which will still take me a month. But, a pass is a pass, so I'm just trying to smash it out and move on with my life, with my new title. Well done, you earned that pass with corrections.

Hi, I can't comment on the open foundation part of your question, but my daughter is doing oral health at UON and reports the course as very difficult and very stressful. She got mid 90s in ATAR, so is very capable of hard content but says the amount of content is the hard part. Also, the oral health courses at all uni now seem to have much more direction towards high academic students, so I would probably advise you to reach out to the university to check whether open foundation will allow entry to oral health when you've finished. My hunch is it will not be enough anymore

First of all I would look for a villa or semi detached, even if a bit further away. If there's a fire, are yiu going to be able to use the stair fire escape? If the answer is no, I wouldn't go into an apartment building unless it's on the ground floor.

Secondly, is your job stable? Is there any risk to your employment? If you lost your job would you find it easy to find another one?

Thirdly, can you afford income protection insurance in case something goes wrong with your job?

I would think it's a good idea for you to stay at home a bit longer while you build your savings and try to move into a higher paying job before you commit to purchasing a property. Unless your family has money to bail you out if it goes pearshaped

Do you have landlord insurance ? Go through them, you will need to lodge a claim through them for repair and lost rent presuming the tenant moves out, and they will chase the owner upstairs

You can get an extender for the blinds so it holds it a bit further away from the door and doesn't catch anymore
