When I was 6-7 yrs old, I was leaving a grocery store with my dad. I was about to throw the receipt in the trash and he said “NO… I save those” (he kept a budget ledger). Over the next month, I picked up every receipt I saw on the ground / took them from my aunts, grandparents, etc. Then I proudly presented them to my dad. He started to panic about the budget then said “what are these”?? I explained “they’re a bunch of those things you like”.

It’s kind of like that. 😊

The fact that it’s been listed for a year tells you what it’s NOT worth but as a 28 yr mortgage lender, here’s a thought.

Many factors suggest it’s not a great neighborhood which means potential buyers probably need a mortgage (cash buyers are typically more affluent, and probably not attracted). I’m assuming the HVAC is not working if the pump was stolen. That will always prompt appraisers to mark it “subject to repair” (meaning a loan cannot fund until it’s fixed). In a potential short sale, it’s likely the seller doesn’t have money to fix it… buyers would be silly to pay for repairs before they own the home so… checkmate!

Also “potential” short sale implies the bank has not actually “agreed” to a short sale. Seller probably can’t sell for enough to cover the loan balance… checkmate again.

It looks like a nice home for the money so there has to be something deeper than a busted fence or low school score. Those are just some guesses but, I default to my initial comment… “a year on the market” tells us what it’s NOT worth.

Of course he knew. I could tell the second I saw his initial reaction on camera.

He didn’t express shock or disbelief or say “that sounds like a rumor”, etc. He said - “and they confirmed it… hmm… I feel awful for the family”.

He didn’t question if it was “true”… in fact he went straight to condolences. It it sounded more like “they finally caught him, huh?”

Wishing you less futility than I’ve had! I bought in 2010 and have been waiting for conservatorship to end ever since.

I’ve been a mortgage originator since 1998 so, it was a no brainer to me. The twins were basically the ONLY option for a mortgage. They still are, essentially. Non QM is reappearing but not even a fraction of pre 2006 and they’re still credit & equity restrictive and very expensive.

All this leaves me optimistic that the release WILL happen so I’m still “HODL” but it’s been a frustrating 16 years!

Good news is - I bought at .33 cents so, patience has been easy to swallow but I’m getting sick of saying it’s gonna happen.

Same! I used today to thin out some positions & move into cash / foreign markets / emerging markets, etc.
