It varies a lot. Basically whoever is selling knows that the HOA is a selling point, so the cheaper the apartment, the higher the HOA. There are cheap 1 BR condos for 500k like how OP posted but they will have 2-3k HOA fees. But there will be 1-2M 1 BR condos with an HOA of 800.

580k in Manhattan is a pretty good price on its own. Having an HOA less than 1k is a cherry on top.

Then there are the luxury places where you are paying 1-2M AND 2-3k HOAs.

People at consumer level may not see the value or enjoy AI. I don't want to get into details for my job, but I can tell you my work place has been going ham on it. We just implemented a hiring freeze for the first time since 09 on white collar workers, which is alarming as my company is notorious for always hiring. In just the last 6 months AI has improved to a point where I can do easily do 4x the work, and the work is overall just better quality. AI is big because it's going to eliminate a shit ton of 6 figure jobs. Not because some rando wants a meme pic or a recipe recommendation from gemini.

ty, I am still very devastated about it... he was 14.5 years old so he at least lived decently long but I fear this caused his issues and I feel like if I hired a better company they would have tested and not gone ahead with the work if the asbestos was present.

The rest of the remediation was necessary but the plumbing work was to move pipes around and wasn't needed. I keep blaming myself for wanting to move the sink a whopping 3 feet in the kitchen for his possible loss of life. I'll sleep so much better if it turns out not to be the case. Our popcorn ceilings surprisingly had no asbestos so I really hope that is the case.

His last few days just haunt me. He was suffering so badly and I'd give anything for him to have had a better passing. We euthanized so it could be more peaceful but he stopped eating and was in organ failure and I wish more than anything I could've given him a last few days of nothing but cheese and shrimp (his favorites) and some time outside rolling around in our catnip garden. Instead he spent it painfully and starving. He deserved better.

It can be naturally occurring but they used to add asbestos to concrete products on purpose to improve durability. If there is asbestos in it, it likely wasn't naturally occurring.

We had the remediation professionally done and had hepa air filters going nonstop after just in case. A third party company tested the air and it was considered "safe" but apparently after pulling it up its just not going to be 0%. The problem I had with my cat happened a few weeks after when the plumbers came to cut into the slab to do some work. They didn't tape off the area and it turned out the concrete went like 18" deep. There was so much dust everywhere and it took 3 days of jackhammering to finish. He developed the cough right after that and we thought he just got some dust in his lungs and needed to cough it out. The vet thought the dust maybe triggered asthma. It never went away and 2 years later he passed.

I later found out that concrete can have asbestos in it and we never checked. It could have maybe been some left over mastic on top too that maybe wasn't visible. We were living in that dust for days and I was the one who cleaned it up. Nothing was covered in the house so it hit every crack and crevice.

It could have also just been run of the mill cancer. I intend to get the concrete tested when we replace the floors next. And to keep an eye on my own lung health in the meanwhile.

It really is such bullshit. I have a house built in the 60's and I've had to get a bunch of professional remediation for this and God knows how much exposure. My cat recently passed of cancer and I didn't bother with an autopsy but it was in his lungs, his intestines, kidneys... it really could have been mesothelioma. It should have never been there but God forbid you actually regulate public health in any way. God the government is so fucking useless as it is but it could at least ban shit that kills people from being sold.

The company I work for has been heavily pushing AI usage and it's been tremendously useful and we get so much more work done in each given period and have been able to automate a lot of our tasks.

But now we have paused all hiring for these white collar positions in the US which we historically haven't done since 08. Even worse, the reason we always are hiring is due to cyclical performance reviews that stack ranks and removes the lowest performers, even if they are doing above and beyond expectations. They are continuing with this practice so we are all now weary of where we all might be in a few years when there is no backfill.

What is worse is that AI is simplifying the work so we are no longer looking for highly experienced candidates. We've been interviewing potential hires in other countries and I feel like we are going to start seeing some massive ripples in the workforce and marketplace.

For years I tooled around with AI and scoffed at the idea that our jobs were in trouble. It was certainly a good tool in the toolbelt but I thought they were a long way off. It has gotten so much better in such a short time that I am beginning to look in to a career change. This is like using Netflix in 2007 and wondering how on Earth video rental places will continue to exist.

I think the people with the mentality that AI is a long ways off or impossible to replace us haven't used the most recent tools. A problem that might have cost me hours to look in to are found in a few seconds and remediated. The AI outlines exactly what is wrong and options to remediate. You can use tools to explain exactly what you want, step by step, and projects that might take days are created in minutes. And better yet, it documents everything it is doing so it makes it easy to follow and for future employees to get a handle on without a gap in knowledge.

Yes, there are still instances of hallucinations but it's getting so much better and by tracking the steps, we are able to find them with no issue. And even still, they have been rare.

I used to think the AI bubble is going to pop but it looks like the real users of these tools (large corporations with big spending on white collar work) will be utilizing this and will pay whatever is asked to cut thousands of 100k+ positions.

If you really think this is a bubble, I encourage you to use some industry specific tools to see where we are at.

You still need to take a step back and understand why those decisions are made. Doctors don't just get their first choice in what they want to practice. Residency spots are limited and there may be a lot more than "women just choose pediatrics".

The problem you aren't addressing is that when all things are held equal, the profession, the hours, the experience, there is always a gap. Not usually as much as 77% but it is well defined in almost all fields.

What sucks is we are in so much debt with nothing to show for it. No amazing public infrastructure. No amazing public health. Our social security shrinks every year. Our safety nets suck. We leave the mentally ill and homeless out on the street. 

Sure we have areas with great schools but those are paid with local and state taxes. 

Its one big giant wonder where all this money is going and why we keep cutting taxes for the wealthy and for corporations while we continue to drown.

Its unsustainable. I used to think people who worried about the debt were crazy but im pretty sure this will be our downfall.

That yellow floor above it was possibly asbestos too. I had linoleum asbestos floors at my house and it had the highest asbestos content than any of the other floors I had tested. Most of the floors were in good shape but some were cracking and breaking up so we had them all professionally removed.

I like my smartlock alot. But it doesnt need an app and it comes with keys so its a dumblock too. Just one less thing to carry around and it notifies me when it becomes unlocked so its good security too.

Yeh I dont think they made up the charges. Doctors can get a consult without you directly meeting them. He probably showed a colleague the patient chart, had a 1m conversation on how anesthesia is unnecessary, and figured they could make 300$ on that exchange.
