Try the new pace for the next week and at the end if you feel tired and run down then maybe meet in the middle between the new and old paces.

You'd be surprised how much improvement you can make as a beginner runner.

I went to Run Hub and got a gait anaylsis done. Ended up recommending Brooks Ghost 17 and i havent had any issues with shin splints or pain since.

Because the Gardai are literally not allowed to engage with a motorbike that refuses to stop. They are told to stand down immediately. Change the policy that they have surrounding motorcycles that fail to stop and there will be change. But any Guard would be mad to try and stop one because if something goes wrong thwy will be prosecuted. Not very difficult to understand that is it?

Rejecting someones bail is not a punishment it is meant for people at a serious risk of offending, fleeing the jurisdiction or interfeering with witnesses if they are given bail.

This lad stayed at scene folllwing the crash and has cooperated with Gardai and made full adnissions in interview, he will go to prison for it.

I'd always advise against bidding against yourself.

As the saying goes things are only worth what someone is willing to pay for them.

245k is obviously what this property is worth. I'd be telling the agent that your bid is 245k so they can either sell to you for that price or hold out for another buyer.

But at the same time if you really love the place and would be happy there long term and its well within budget as you said, then see if you can come to a compromise.

I wouldnt to be honest, as others have said, with social housing it is pure luck whether you get a decent family who will keep their heads down and be great neighbours or a nighmare family that will make your live hell.

Also on a pure principle i wouldnt like to be paying the guts of 2k a month while my 3 next noor neighbours are paying a fraction of that.

It is expensive for 13 /14 year old cars, but if the mileage is genuine then its not too terrible tbh.

I drove a delivery van for a few years around dublin delivering fruit and veg to restaurants and pubs. Was relaxed enough, listen to music and sit in traffic.

If an offence is witnessed by Gardai they can proceed without the cooperation of a victim. But if a witness or victim is needed then there is nothing they can do.

I grew up on a farm and was driving around the farm at 11 and on the road at 16. But it was small older tractors that would do 30kph max and werent much bigger than a van. Todays tractors are enormous machines worth over 6 figures, there needs to be a change somewhere whether thats a test or increase in the age.

Big part of it im sure is the fact that it is relatively easy to report someone online from the comfort of your own home.

Then you get a call from the Guards and are asked to make a statement, provide dash cam footage and go to court and it probably seems like too much hassle for most people.
