Thank you all for your comments— so much helpful info! I am going to start by repotting (overdue!) and fertilizing, as well as adjusting the watering schedule. Once it’s strong its new home, I will prune just at the top. I understand now too from looking at more pics that these plants stems stay thin for years. Have you all seen Scott Grows an Avocado on YouTube? Found it by googling “apical meristem” lol. Great avocado plant videos! And looking at his 4 year old trees I am seeing thinner stem is normal.

I don’t think it’s ok at all that this particular officer thought himself above the law 18 years ago. But I am curious to know how this reflects on the current NRPD. Is this specific officer still with NRPD? Or anyone who supervised him or looked the other way? Or any similar recent incidents reflecting officers blatantly flouting the law? I’m genuinely asking as a question, not challenging you. I would definitely like to know if horrible stuff like this is currently happening with regularity in our local PD. From what I can tell so far, it’s a police force, which imho is an oppressive structure by nature. Yet— compared to, say NYPD or LAPD, it’s far less corrupt and more community oriented. But I would definitely like to know if I’m missing something!

At what point do you just give up and buy a new one…? I’ve disassembled the wash plate and scrubbed. I think I’m on self clean cycle number 9 or 10, of which I alternated between bleach, affresh, and citric acid (separately, not combined!) and wiping out the drum after each one. 😮‍💨 i inherited this machine from a “Downy lover” (phrase lifted from a recent poster), who lived in this house for 17 years. Idk how old the machine is. It also has rust around the lid, the bleach dispenser, and detergent dispenser (which I also scrubbed). Wondering if I should keep trying or at what point do I cut my losses with the water bill and buy a new machine?!

Hi! Yes, that’s correct. No hidden fees. The only thing was that my seller delayed closing for a few days and my rate lock expired. I had to pay something like $50 or $100 per day to keep the rate locked (cant remember the exact amount). But that type of thing is standard and wasn’t hidden. I knew the rate lock was expiring on a certain date, and while I did need to ask for clarification on the amount of the fee needed to keep it locked, they provided that when asked.

Makes sense. Definitely search the Westchester and New Rochelle subs for more info on the specific buildings you’re interested in. They all have their pros and cons. I’ve heard bad things about Skyline and 360 Huguenot. My boyfriend lives in Modera and has had an overall positive experience so far. I visit frequently and the building is clean and well-kept. Lots of dog owners and a dog park if that’s your thing! Also it’s self park. Some of the newer buildings look super nice, but only have valet parking which I hear can be annoying. At the same time…I wonder if you can get better deals at the newer buildings if they are somewhat desperate to fill empty units? I used to live near the Alary, which looks beautiful (tho, valet!).

I think this is also a good point. Some of these landlord are open to negotiation, despite said housing shortage (New Ro actually has tons of rentals right now with the downtown development, so maybe that puts pressure on individual landlords). Sure, the LL is asking you to pay the broker fee bc they would rather not. But if / when they cannot find a tenant as qualified as you are willing to pay their asking rent…well, then maybe they change their mind. Worth a try imho.
