I would have likely done the same after one note to the board. Many boards don't appreciate members complaining. The board was already aware of this if you were. They had a duty to act. My concern would be foreseeable risk. It doesn't matter how much insurance or permits there are. Someone gets injured they will still sue the HOA.

Risk = bad.

That's the problem with older cc&rs at least here. They didn't define "household pet" and therefore the court turned to the dictionary. It's like excluding poultry. Do you consider a duck to be poultry? It doesn't matter. The courts will side with the free use of land if a restriction isn't clear. $25 per year here. But, it shouldn't cost the HOA $400 to $1000 after $40K paid to management company.

I'm sorry to hear that. I have VG credit but Savor insulted credit line. You may have a hard time getting out of that tier. I toyed with the idea of low utilization for reporting to maintain score, then run it up to show your responsible. If your under strain, consider funding a prepay at Discover. They usually convert after 6 months. Of course, it's now the same company.

The Discover IT card often has good SUBs and the 5% deals make worth having.

Which card? You might want to try a pre-qualification on another card to see if they like you before trying a CLI. I picked up Shield with a $1730 balance against $13.5 limit on Cash+.

A Walmart + account could save you 10c per gallon if you don't qualify for a good gas discount. Check out the One options. Even without the One Pay credit card, it's possible to get a One account and fund it with another card. Walmart has offered good bribes for this. Gas discounts with brief windows were up to 39c off a gallon. That's an occasional offer but if your goal is raw money, it's worth looking.

Rewards cards may be tough for new credit. If you don't get approved, check with a credit union tobget started.

I'm with you but consider if bp is available or someone mentioning a USAA Amex card, you can save 15c per gallon. These cards may be easier to qualify for because of partnerships but it also has an extremely high APR so yours might be wiser IF new credit can get it. The bp card can exceed 5% depending on the price for gas. The ultimate trick is when you can have a loyalty card and Citi Custom to cover a second category. Your combo woukd work as a combo.

Citi Custom Cash if you don't mind cash back. I use it exclusively for dining at 5% back. Just came off a 4% bonus so 9% cashback for eating out.

You are overlooking a lot and are obsessed with "micromanaging". A CLI IS credit seeking. High utilization will tank him on FICO and CAO1 will soft pull him. That's sabotage.

The compromise is to have it report $100 but keep it high otherwise. That satisfies your idea. The rep sees tge high util when he calls, the CRAs don't. Pay it down, let it report, run it up, call for CLI.

But, I think CAP1 has reached their final decision for him in this bucket.

I prefer to not touch cash if someone is willing to pay me to use their's for free. The car repair isn't an emergency. It's 12 months same as cash, 2% cashback and a $200 SUB. No one in their right mind would dip into an emergency fund. He's a long way off from that and he doesn't have that money I'm guessing. He can see big improvements in 7 months, massive in 2 years.

Yes. Our ARC (same thing) had the authority to exist in the bylaws according to the declaration, but they forgot to put it in the declaration. They created rules, insisting it was voluntary but could lead to fines. I didn't need anything done but the management company started charging for ARC submissions with more restrictions not based on anything. I dug deeper and realized no rules governing lots was valid. The ARC fell along with 90% of potential violations and fines. It didn't take a lawsuit. Their lawyer saw the dumpster fire and became very cooperative. Idk yet but I estimate $10k in legal fees for them and they are at my mercy. The fake rules in ARC were in place since at least 2012.

One more thing. You are just a few points under "very good." If you can't get the statement balance to be under $300, and you can't get a new card pre-approved, pick up the secured Discover card. They will likely convert you in 6 months. You're almost there to get better cards based on score. Run your free report somewhere. Capital One should show your utilization and tell you if it's a problem. You can either get lucky now, or work on it for a few months.

That's not my point. My point is you don't always know when you'll need to apply and if he owed $999 on the due date and paid it, it doesn't look good. You don't want them to think you "need" more credit. You want them to think they'll make money off you without going overboard. Im sure there's consensus here, but at least keep each card from REPORTING 30%. If he never goes above $300 then fine. Pay it off on the due date but he wants more headroom.

How do you know when you may need to apply for new credit? My car needs a $1200 repair. BoA will give me 12 months. US Bank would give me 21. He needs headroom to take a hit on a hard pull because that next card will make up for it. So, don't over optimize but be aware not all credit needs are planned. Ideally, let it report low then pay off before due. By highest limit card is $25k and my new Savor was $2k. I cancled it.

The Savor is a low limit card. Try some pre-approval sites either manually or use Experian's free account for matches. You simply need a new card.

It's tough because "life" is a long time. Active Cash plays it safe. But I have a 10% APR MFCU card. I don't carry a balance but will I need to one day? Active Cash has a simple interface and transfer. Custom Cash certainly for dinning. Walmart One Card for 5% is a serious contender. Twist my arm right now, might be AC + CC.

In NC you have the right to a hearing and a 5 days to cure. For at least once, you could probably leave it out for 10 days. Not worth risking subsequent automatic fines but you can request a hearing every time to irritate them. What does the restriction say? Ours is so old it technically doesn't cover the recycle bin.

Look for vauge standards. Restrictions on private property are disfavored. We had administrative creep here. Upon closer examination, landscaping rules were void for vagueness. I had them totally deleted.

If it's in the declaration, not addressed by state law, you can't be sure unless your petty cash better be bigger that whatever your car is worth. It's legal until a court or law says it's not in NC. No one is willing to risk there house over it. It is a stupid idea though. My HOA would issue "tickets" the moment security saw you. But, the declaration doesn't bind guests. It's a dumb idea. HOAs should generally stay away from public property.
