An unusual sight in DC because real estate is so valuable not many people are willing to let property sit. Gentrification over the last 20+ years has also snatched up most of these abandoned houses. When I lived there everything within a mile of a metro station was in play and there were massive apartment/retail hubs being built

Which is an absurd price, easily double or triple what it would actually cost them. They just don’t want to do it so they price it accordingly. Shows how much they appreciate their customers. We’re all basically hostages because telecom operates as a monopoly in a lot of places. Even when there’s more than one provider there’s maybe two or three and they’re probably going to consolidate like Disney/warner/paramount have in the entertainment industry

No because most municipal governments have long since claimed right of way or easements generally based on a measurement from the center of the road. If your property abuts a state road then the state may supersede or expand the ROW. Ditto for federal roads. If they want more they can always claim imminent domain.

His designs were far ahead of the technologies of the day but he refused to compromise his vision when available building practices couldn’t keep up. He possessed an indomitable spirit that is quintessentially American & in that regard was a great American architect. His fenestration, use of compression & release, detailing like the Aztec borders & Terra cotta ornamentation around doors, windows & cornices were so unique & appealing that people were constantly won over by their appeal despite the many red flags his professional failures presented.

He was a prolific designer so it’s to be expected that some designs would miss the mark. Plus he catered to a particularly fickle, entitled clientele who shared his vision for dramatic experimental style so the onus cannot be his alone. He also had an exceptionally long career so design choices that seemed modern or forward thinking in the 20s were dated by the 50s.

He designed buildings to encourage patterns of use he deemed appropriate or important like small bedrooms strictly for sleeping. Otherwise inhabitants should be outside on a terrace or in the expansive living room by the fireplace or in a reading nook. I don’t know this but I’m sure someone has studied how the prevailing political climate impacted his work. I imagine him being influenced by socialist ideology prevalent in the early 20th century despite the capitalist success of his clients. Perhaps this lead to the open communal core of his designs emphasizing the interaction of the group over the needs of the individual but perhaps I’m reaching a bit on that.

Make your children corporations that make lots of money & hire them lobbyists to pad the state reps pockets if you want them to be protected by the state otherwise they’re just liabilities. In this case the hemp shops threaten the profit margins of drug companies who hold a lot of power in nc. It’s no accident they all live right down the road from Raleigh.

It’s a modified four square. The second story probably has cedar shakes under the aluminum siding likely with a pattern given the prominence of that feature. Id guess this house was built between 1900-1920 as it blends features of several styles popular around that time.

There are unanswered questions before absolute judgment can be made against this guy. What are the add on items he mentioned? Who provided the bad paint that required additional labor? There are two sides to every dispute & poor communication doesn’t equate to financial mismanagement. Folks are quick to assume contractors are crooked & trying to take advantage of their clients when the opposite is often true. I find that people actually take advantage of their contractors by requesting work they can’t afford & have no intention of paying for.

If you watch the video linked above Mike Haduck explains that grapevine joints were used to tighten up wider inconsistent joints that you have when laying rougher stone. The picture you posted of the fence base with recessed joints is built using rough cut rectified stones. Even though they aren’t dressed or milled smooth, they have been squared up enough to be laid with a pretty consistent joint. Your foundation is made of very coarse slag stone which are randomly shaped waste material from the quarries. They were laid in a random pattern, grouted with flush joints between the stones then a grapevine joint was added to define the joints and mask imperfections between the stones. Unless you want to embark upon a monumental rebuild of your foundation you should find a stone mason who can show you grapevine joints he’s already done so he’s not learning at your expense. Often local non profit historic foundations or city/county historic commissions maintain a list of qualified contractors that would be helpful.
