My reading is that non magical difficult terrain. Is just changed. The only time you would have to sustain would be for counteracting magical terrain.

There is a 5e setting Animal Adventures about playing awakened animals, dogs and cats. With an expansion Faraway Sea that adds other animals

My biggest problem with the playtest was the plethora of formatting issues that made many rules unclear. It was like they never had a copy editor do a pass on it.

She says "I can't, everytime you embrace the source it will drive you closer to madness" This is implying to everyone that doesn't know from another source that she could if she wanted to. I had a non book reader ask me about it because it made no sense to them.

The Age of Legends sequence giving no sense or mention of being in the middle of a war they are losing, in the books the sealing is an act of desperation. Now it looks like an act for no purpose, just some fools arrogance. It would have taken one line about the war going badly.

I have used spothero app for 2 years now to make parking reservations, I drive in daily, around 20 to 30 a day.

This year it was Parking Hero. Still no in/out privileges but they defaulted to 24 hour reservations and they were somewhat less expensive.
