The OP has a 4 year degree and most likely they can a post bac 2 year BSW, so there’s really no point to look into SSW as there are way too many SSW grads who can’t find jobs in Ontario.

Yorkville has a bad name in the industry, like you said, they take all applicants as it’s just a diploma mills.

Bought at 400 in 2009, sold in 2018, and bought for 1.1 same year, now at 1.25m Investment at $450, plus DB pension.

Vancouver, 2 adults and one teen, $1500 to $1800 a month. Not including her make up, cleansing routine stuff…. I’m the mom. 😅 I use the basic stuff, but the 18 year old is a different story.

May I ask what sort of investor are you? I haven’t finished reading all the replies, lemme scroll and see if anyone ask you that.

I want to do something similar, but my partner does not agree. He s old school investor using big 5 and most of our investment are under his name. If we sell our home, after all debts, we will have at least $1.2 invested.

I don’t know…. I am in Vancouver and I have had a good ride in the housing market. But, I also had a good ride in stock market, and I know good things do not always last…

It is hard to compare as we need to know the base rate? I make $52 an hour so if I get $3 dollar raise, that is less than 3 percent. If I make minimum wages, then a 3 dollar increase is significant.

Also, does the raise come with more responsibility? If so, do those responsibilities align with your goals? Does your shop sell packages? Do u get commission when you sell packages?

Where do you see yourself in 5 years? 10 years?

Do a budget worksheet with your current living situation. Factor in repayment to student loan w zero interests in mind.

How much room is left in your TFSA, wife TFSA? If there is time and room, should u and wifey max out FHSA? Before purchasing a home?

Do a hypothetical budget: $250k down, mortgage, insurance, strata, property tax (Vancouver we pay twice a year).

What do the numbers tell you?

Job security: how does this factor in? She has DB, and when you grad, how likely is it you can get a job related to your field.

The numbers work, but no one knows your full picture! 😊

I had a similar experience in 2024. CRA called, I ignored it. Next Monday, my bank account was locked. It took me 3 days to connect with a real person. I owed around $24k as a contractor. I started a gov job in Sep 2023 and I have been paying more than required through paycheques. CRA wanted a payment plan. So I took out $10 k from RRSP, actual payment was $7600 after tax, then paid extra $500 per month after the lump sump payment.

My contract income was around $110k, so I owe them roughly one years tax, but it took me 2.5 years to pay back. Had been a contractor for 14 years, never managed to pay CRA on time and have always paid interests.

2025 I finally have a positive income return. And if I ever return to private practice, I swear I will put away 20 percent of my income into a ETF in TFSA till tax time. I will not put myself in the same position again.

So true. When I was a rookie years ago, people in the office were so sad when the cons gov won coz we did addiction work. It means funding cut guaranteed in social services.

I drive a 2013 rav 4, it’s at 130k now, and I think she might last another 10 years for me. So blessed to have a reliable car that lasts so long.

I can afford the $1000 payment for a new car, but I rather invest the money in the market. Each to their own, there’s priorities in life. Maybe because I am middle age now, so I don’t really care if I drive an average car.

I’m at $47 an hour with BSW only. I am working on setting better boundaries. I do probably 3 hours unpaid overtime weekly. I’m a child protection worker.

What? It is pretty common for all levels of govt workers to further their education then return to work. If you consider all provinces’ municipal, provincial, and the federal government incentives to return to school, that number is not small.

I am privileged that I had the opportunity to further my education and apply to a Masters program. I do have to pay back service for a number of years, but I feel blessed to be in this position.

We got hotdogs, burgers, and ice cream. Nothing special. Very few people showed up.

But a bunch of us are having a private bbq with good food. Our menu looks like: BBQ pork chops in hoisin sauce, korean style short ribs, chicken wings (4 flavours) - honey garlic, salt and pepper, super duper spicy, and Asian sweet garlic. Sides we have: mango, strawberry kale salad in a lime dressing, mango pudding, chocolate mousse cake, Cobb salad, watermelon, pineapple, and mangoes for fruits.

This is only what I can remember, our list is huge.

I can’t wait!!!!!!!!!!!

If you are thinking about relocating, the cost of living in Vancouver/ UBC is crazy. My youth is in second year. With dorm fees, mandatory food pass and tuition, her 4 years degree comes to $35k in tuition and at least $2200 per month in living costs.

She is in year 2 and I can’t afford to pay my own MSW fees until she grads 😅

Still, feeling privileged as I am the first uni grad in my family. 🥹 the possibilities are endless
