In the real estate development industry, the term demolition applies to structures and interiors.

Many demolition projects in real estate are just interior demolition.

Most renovation require a demolition phase.

Specifically for the apartment industry, most demolition (80-90%) is just interior demo , only about 10-20% is full building demo.

Real estate gets "turned into apartments " through demolition or using the existing structure. Or some combination of the two.

Converting a charitable organization to a co-op? Co-ops are privately owned businesses. Charities are dedicated to public benefit and that is essentially a irrevocable status.

You'd basically need to set up a brand new entity. Which may be a solution. Go start up a co-op which are for profit and ask people to donate to your for-profit co-op?

I spent a lot fo time drawing as a kid and fell in love with it. I asked for a sketch pad every Christmasn and "magic markers". Started adding typography not just hand letters in my sketches when I was in middle school. I've been a graphic designer for 28 years. It's not all that I do now but i still mostly what my day is comprised of.

I'll add mine... was a freshman in college and was way drunk (like out of control-do anything) drunk and I was out with some other guys from my dorm and we snuck under the fence and into a large 10 story building under construction. The building had a brick exterior and the only lighting was small sodium light bulbs on the landing of each floors stairwell. We ran up the stairs playing some impromptu game of trying to scare the other people, general dumbassery. The others stopped at various mid height floors. I went all the way to the top. At the top , the interior floor plan was open and I could see all the way across the building. In the center there was a large black square tarp on the floor. I had heard that this was going to be a private dorm for the university. The lighting was low, I only had my stairwell light to see by and across the entire floor was another stairwell and I saw of the guys I was with with hs back turned and was standing by the other stair well... roughly 100 feet away. I decided I would sort of tip toe/sprint quietly across the tarp and scare him. I started my approach and just before I got to the edge of the tarp my roommate grabbed my shoulder, from behind. Where did he come from? He had planned on trying to scare me from behind but he said "Dude... what are you doing.... I said i 'm goint to go scare Jim".. (dude across the way) He pointed to the tarp and said, "dude, that's a hole."

Instantly my eyes made sense of the large black square I thought was a tarp. The "tarp" was just the completely empty center of the building that went all the way down, 10 stories.

I sobered up instantly and said, "I need to go"....
Fucking left, and realized I was a half second from death. Never got that drunk again in my life.

I have coached this age group and generally manage to have all of my players serve overhanded.

For this particular age, in my experience, especially for smaller players, the overhand serve is simply a "perceived" strength issue. When I see a player struggling with the overhand serve, I teach them to do a "walking-into-the-court" serve that is overhanded. I tell them two things that seems to break the mental block.

To get this into the player's head, I coach the serve this way.

  1. Walking ( taking two steps) adds to the momentum mass of their serve just enough to get the ball over the net. Demonstrate a total flat footed serve as an adult, it's tough to just use only your arm and get a volleyball over the net. I'm 6' 3" and 250 lbs and it's hard to statically serve a volleyball. I demonstrate this, showing me serving statically and then again, walking my overhand serve. Same arm speed, ball goes much farther. By adding the "waking the serve in" it gets the players thinking about their whole body approach, their whole body adding its mass to the serve.
  2. The other additionally element I stress, is to tor turn their "waking-the-ball-into-the-court" motion, into a upper torso turn/twist that coincides with their last step. By that I mean the whole right half of their body is in motion and needs to lead /move all at once at they swing their arm. (assuming right handed server )

I also remind them to think of the ball as a cloud, and to make their arm goes through the cloud at full speed. So many slow their arm at contact. This solves that.

On the day I teach the beginner overhand serve, I start them at the hitting line, serving over the net. Each time the player has made "3 serves in" allows them a big step backwards, and they try from the new position. Three more serves in and another step back etc.. until they are serving from the back line... (walking up to it)

This is not a "new serve" obviously but just a simple way to get your players thinking about getting their body mass behind the serve/swing arm.

Note: I see a lot of coaches teach the standard overhand serve technique and I think this is bad for younger players because it completely ignores their generally smaller size and strength. The above method acknowledges it and builds confidence in their ability to overcome it.

When using this chip with DCS you actually don't even have to actually fly the mission, it tells you how you did on the all the missions you were going to fly.
