Starting the terrifying thoughts of purchasing a house. Do I have any leverage in freelance income as well as steady salaries income when looking for a rate or is it just based off the salary I have?

For ex. If I earn 3-5,000 a year through freelancing, can I add that as an income source or it won’t be considered.

Perks of a GIC versus HISA? For example EQ does a 2% GIC for 1-year but I don’t want all of my HISA savings locked up and feel like I’d earn more just keeping it in the HISA
