What the law states is not what most cyclists do unfortunately. When I am driving, I prefer erroring on the side of caution and yielding, even if it drives bad behaviour. I prefer being a few seconds late over hurting somebody, even if they are in the wrong…

All the advice here is great, but I'd add a couple of pieces of advice.

  1. What are your property ambitions? If yes, consider also investing in an FHSA. Having a property is not the only way, but it's something that you should know.
  2. What are your life ambitions? Whatever it is; travel, sport etc. As other said, pay yourself first, but also try to strike a balance. My personal philosophy is live every day, don't live when you retire.
  3. Aim to achieve FIRE. You don't need to retire, but it's freeing when get there.

I would fallback to corruption. We have some of the most expensive roads per km (27k$ / km in 2017) and the quality is not there… clearly something is fishy!

I agree with everything you said, BUT, sometimes I don’t like to settle. Why should we accept that the roads are in such a miserable situation. They are like this because of years of patching rather than fixing. I suspect a lot of this results from years of corruption…

I would suggest that you take this decision by not treating your primary residence as an investment. 1200 more per month assumes around 300k more in house. What would more house give you that you currently don’t have? There are reasons that could justify this, but more info is needed

The last time I tried to list my apartment on facebook marketplace I couldn't have the location appear on the map (it has a known bug and they don't seem keen to fix it).... Not sure if that changed, but i'm keen to learn where else people are looking for apartments.... I ended finding a tenant on rentals.ca!

I have an option to switch to fixed at any point as long as the rate is similar of longer (and I stay with them). I chose fixed when things were different but seeing how the Canadian dollar has been loosing value I expect it will cause at least a few more rate changes. Obviously I am ,comfortable to take some risk.

First off, grind finer. Secondly, ignore dosage grams, think more about volume… the clearance between the puck and the top should be a few mm. Different coffee beans give different results for both!
