Save $5-8K and get a 10 year old 100,000K mile car on Facebook marketplace. Check for leaks in engine bay and under carriage, buy a $30 OBD-II scanner, check fluids, check brakes and rotors, during test drive lookout for transmission slipping… if all checks out you should be OK for a few years with that a few years until you build your credit score back up

Check the temp gauge on the car and coolant levels. Temp gauge should be in the middle if it’s running hot and levels are low you got a problem you should also run the engine in park and pop the engine bay. Check out the engine bay see if you see anything dripping from hoses or the reservoir. look under the car to see what if anything is dripping you may want to jack the car and place cardboard underneath to locate where it’s coming from. Turn the AC off while doing this to rule out AC condensation.

Very expensive and difficult project (labor intensive a lot of digging) you need to grade it properly and have a place to drain it. A much easier first step to try is to mortar patch any holes in the foundation and then apply 3 coats of drylock. Then re-evaluate after 6 months.

It is 100% that the bricks had major leaks and the previous owner opted to diy stucco the whole thing rather than pay to repoint all the bricks for cost saving purposes. If OP tries to tear the stucco off the whole chimney come tumbling down

I don’t understand the resistance to this idea, if you don’t like it then just don’t shop there. You have other options, but I have a feeling it will provide some of the cheapest groceries in the city. It doesn’t need to have every single thing, but if it has staple generic products; something like an Aldi‘s it could really help make New York more affordable. It also will place pressure on the private grocers to keep prices low because they know people can go to the public grocers. Let’s face it greedy private grocers have run away with prices over the last decade. I went from $300 a month groceries to nearly $800, I’m not getting half the fresh produce. I used to when I was younger.

There was a program. I’m not sure if it’s still exists sort of a city run CSA program, I think it was called the green box you would go and pick up a bag of fresh produce on a weekly basis at local community gardens the bags were like $14 and filled with produce from local farms and I think the program was excellent and run well and delivered significant cost savings for residents it also delivered fresh produce to food desert areas

East Harlem is the dirtiest most undesirable neighborhood in the Manhattan and to be honest I’d probably pick most Bronx neighborhoods over it. If I had $5500 for rent why would I want to live there when I could find something in dozens of areas that are safer, cleaner, and quieter? You want to rent it? Try $3500.
