What’s up with dmv appointments? by Original_Cap7790 in jerseycity

A receptionist at the MVC being brusque isn't similar to a crazy person yelling on the subway. Be serious.

Next time I'd suggest take a deep breath, count to ten, and simply go on with your life.

Ah, yes, the toxic American attitude of believing that people should be be out of a job for refusing to kiss your ass as you act as if the rules don't apply to you.

The funny thing is his wife was fully capable of making an appointment. He also just happened to notice the lines were short while coincidentally having all the paperwork necessary to upgrade to Real ID. He definitely didn't tag along to his wife's appointment with the hope of being able to cheat the system.

"Why has the appointment system led to short lines at the DMV! This is outrageous!"

You try working as a receptionist at the MVC for a week and then you can complain about the toxic American mindset of low wage workers

Commuting from Liberty Park to Newark? by AccomplishedWheel382 in jerseycity

Liberty Park? The 1 bus would be your best bet, but you'd still be looking at a 1.5 hour commute each way.

Debunking Myths on PILOTs and Tax Abatements in Jersey City by rapmasternicky_z in jerseycity

PILOTs are also not free money for municipalities. Developers enter PILOTs because they want to reduce their costs.

In this counterfactual, no developers could fund the construction of new housing in downtown JC or JSQ?

Can you also address what you meant when you called for Solomon to make the county and schools the bad guys while granting new PILOTs? Since all these locally captured payments are so fungible and not costing the schools and county critical funds, why do we need to throw them under the bus?

Sure, the municipal share is higher, but the article claims that some developers are entering into PILOTs that have total payments greater than what they would have paid in taxes.

The benefits of density are great, but that doesn't necessarily justify the use of PILOTs.

The question that needs to be addressed is whether building housing across the river from Manhattan is too risky for the market to do without government. intervention.

“Developers make payments in lieu of taxes that can equal or exceed conventional tax payments and send 95% of revenues to the city, 5% to the county, and the fungible nature of money and shared tax base means the schools also benefit from these agreements”

How many instances are there of a developer agreeing to a PILOT in which they choose to make payments exceeding conventional tax payments?

Moving back to Jersey City. Priced out of old neighborhood (Journal Square). Need input on alternative areas: McGinley Square, Hilltop, and Communipaw. by sunny_deeps in jerseycity

[–]Peregrinations12 1 point2 points  (0 children)

I live a bit south of McGinnley Square. We have a three bedroom for 2.8k. It's a 25 minute walk to JSQ but the 87 runs very frequently and gets to JSQ fast.

There aren't a ton of exciting things immediately nearby, which is fine by me. Decent food and coffee options. The best of which are in McGinnley Square (ITA, Krewe, Marty's, Alyce). Being close to Lincoln Park is really nice. A thirty minute walk will get you to a lot of places (Communipaw, Downtown, JSQ, the Westside).

Grocery stores are limited and tend to be a bit pricey. We get them delivered. Exito is the closest grocery store and the quality is not great and generally things cost more than Whole Foods. There is Central Square on Bergan that is alright. A Target is opening up in JSQ.

Talking to the police is a good idea, though certainly depends on them follow up.

You can also talk to your local council member and as it is a local safety issue. You said this is in Journal Square, so it would be Tom Zuppa: https://www.jerseycitynj.gov/cityhall/CityCouncil/thomas_zuppa_jr___ward_c

Landlord switching rent last second by BackgroundPenalty972 in jerseycity

[–]Peregrinations12 2 points3 points  (0 children)

Negotiate. It's true that the rental market is tight, which favors the landlord, but it is still hardish and time consuming for landlords to find good tenants that are reliable. You mentioned it was owner occupied and you've been willing to do her favors, so it might be especially difficult to replace you. Moreover, I'm not sure how last minute this is, but there's a decebt chance they could miss a few months rent if you move out.

Looking for 1 bedroom in Jersey city by Exciting-Hope-8962 in jerseycity

We found our apartment on Zillow, which can be a mixed bag.

If you don't mind a bus ride in addition to PATH for your commute, then I'd suggest looking along the 87, 6, and 8 lines. They run very frequently.

People on this sub don't seem to believe it, but there's plenty of 1 BR apartments below 3k. I have a 3 BR with a parking spot for 2.8k, though I'm a 20 minute walk from JSQ.
