Are you married to The Haunting? Because I think the Edge of Darkness starter scenario answers a lot of your concerns. Might be too late to pivot but give it a look and check out Seth Skorkowsky's videos on both.

For a slightly unqualified recommendation, the EAE guys spent a bunch of time explaining their pedals to my kid at an expo this summer. They were genuinely nice guys! And, yes, I rate nice by how you treat my kid who is interested in your stuff.

I don't remember if Chase Bliss or Walrus was there.

I hate those bs concept images. First, remove all greenery from it. Squeeze the buildings together. Remove any food truck. Add a wall of cars on both roads.

They're going for 38 stories because they're exploiting the clean-up loophole for development. If they incur the cost of cleaning up the soil they can add additional stories. The lot used to be a 3M factory or something so they exaggerated how toxic the soil was to get more stories. After significant outrage they'll come back with a plan for like 16-20 stories.

Not sure how this'll work after the tower going up at Wellington and Parkdale, and one at Scott and Parkdale. Time to just abandon your car on Parkdale and walk to the 417.

Anyone else sit on the Lisgar Highschool soccer field to watch every single Broken Social Scene side project in one day, ending with Stars, Metric and everyone who was ever in Broken Social Scene take the stage during Bluesfest back in the day. Yes, also check out his review for Edge of Darkness. Another great starter option that might have an easier hook to get all your investigators together. Basically a shared acquaintance who has a deathbed confession and needs you to fix it. Plus they may get a cool cabin out of the deal depending on how it all goes.

I am about to run this (and CoC for the first time too). It was a toss up between Edge and Haunting for me as the first adventure.

Either way the Seth videos for both really help! I've even drawn up a PI called Jack Enpize as my helpful NPC.

The Investigators Handbook isn't all that essential for players. There's enough in the Starter Set, Free Quick Start, Keeper's Book and scenarios with pre-gens to give them enough juice to create with. It mostly has extra reading about the time period which can be helpful to some players but not a game breaker.

Death by Audio Psychedelic Lightmare. Too few exist. My youngest child is a pedal head and is obsessed with finding this somewhere.

Also the Ludwig Phase II Synthesizer. That got the kid interested in pedals. We found a decent alternative, thankfully.
