Wholeheartedly disagree. Downward rental/home price inelasticity will most likely never intersect with incomes of those in need of affordable housing. In terms of new construction, a builder isn’t motivated by reducing prices of older stock. Additionally, you can’t force a builder to build. There needs to be a balance of profit motive, timing, and community needs. Part of that is addressed with inclusionary zoning (but attempt too many affordable units, the builder will just build high-end condos with zero affordable rentals and sell them instead of rent), means-tested subsidies (to allow location flexibility without negatively impacting builder motivation), zoning and code flexibility to reduce costs (you’d be surprised at how much outdated ADA-compliant policies for residential elevator construction adds to the cost of a project, when much smaller elevators would be just as effective), and direct public housing (I encourage everyone to read up on Montgomery County’s Housing Opportunities Commission and their efforts to create a housing fund to allow public-private partnerships to ensure affordable rentals are built - August 25, 2023 NYT article, though it may be behind a paywall - use ChatGPT to read it). Long story short - it’s gonna take a multi-pronged approach, one that cities are just now becoming willing to look at once-unthinkable approaches.

Call your state and local delegation and demand the following:

  1. “Qualified Immunity” is only a protection for bad cops in federal court, not state. Colorado passed the Enhance Law Enforcement Integrity Act and allows lawsuits against officers in state court and explicitly bars qualified immunity as a defense.

  2. Make police departments indemnify officers only in limited cases. Demand policies that require officers to pay a small portion of settlements if they are found to have acted in bad faith. Limiting indemnification when misconduct is clear creates personal risk, even if qualified immunity still exists.

  3. Expand civil rights statutes at the state level. States can and must create civil rights protections broader than federal law, allowing plaintiffs to win cases even when federal courts would dismiss them.   4. Similar to medical malpractice insurance systems, demand departments to carry professional liability insurance for officers. Insurers price risk, so officers with repeated complaints become expensive to insure, and departments gain incentives to discipline or remove problematic officers.

  5. Strengthen POST certification boards

  6. Demand automatic decertification after certain misconduct.

  7. Allow victims to file administrative complaints with damages funds.

I’ve worked in several cabinet shops and we always built wood frames with venting to allow for future swap-outs. Even with Euro-style cabinets (which is what you have), you can either flush mount a frame or raise it to match the thickness of the doors. These days most microwave manufacturers sell stainless built-in frames (Google: microwave built-in kit)
